Al Ramth

Al Ramth is a named neighbourhood of low-rise apartment buildings inside Remraam, the Dubai Properties community in Dubailand, Dubai. This guide explains how Al Ramth distress deals and below market resales appear on DPF, why the building number decides your comparables, and the title deed, NOC and service charge steps.

Al Ramth overview

Al Ramth is one of the two neighbourhoods that make up Remraam, Dubai Properties' gated apartment community in Dubailand. Dubai Properties Group chose the name, alongside Al Thamam, when it announced that the first Remraam buildings had passed civil defence certification, describing both names as inspired by local desert plants. Al Ramth shares Remraam's gates, community manager and leisure facilities; it is a neighbourhood, not a standalone project.

On DPF, Al Ramth is drafted as a community beneath the Remraam area, following the content workbook. The Remraam area URL canonicalises to the Remraam community page, which is where buyers currently land, and the site owner should confirm that parent relationship before publishing. A catch-all URL already answers at /communities/al-ramth but points its canonical to the homepage, so it does not prove an existing record.

Location and access

Remraam lies in Dubailand on the inland side of Dubai, between Jebel Ali Free Zone and Arabian Ranches. Dubai Properties Group pointed to road access towards Sheikh Zayed Road, Emirates Road and Al Maktoum International Airport, and DPF's Remraam page adds Hessa Street on the Motor City side. A car is the practical way in and out.

Neighbouring DPF areas such as Motor City, DAMAC Hills and Arabian Ranches are reference points for travel, not for pricing. Their stock is different in type and age, so a seller's comparison with them says little about value inside Al Ramth.

Projects and buildings in Al Ramth

How the buildings are named

Each Al Ramth building carries the neighbourhood name and a number, such as Al Ramth 01. That number appears on the title deed, the service charge statement and the NOC. When a DPF card names only Remraam, ask which neighbourhood and which numbered building before you do anything else.

Homes and layouts

Remraam stock on DPF includes studios and one bedroom apartments, and Dubai Properties has marketed two bedroom homes in the community. DPF does not quote a unit mix for Al Ramth; use the floor plan and title deed to confirm size, balcony and parking.

Facilities and delivery status

Remraam is completed and lived in. Dubai Holding Community Management presents it as a quiet gated community with swimming pools, parks, playgrounds, retail and dining, plus gyms, barbecue stations, mosques, an indoor event hall and two community centres. Which pool or gym is nearest depends on the building, so walk the route from the numbered block before you commit.

Keeping Al Ramth separate from Al Thamam

Remraam's two neighbourhoods are recorded separately, so an Al Ramth unit should never be benchmarked against an Al Thamam transfer just because both share the Remraam name. Building ages, layouts and service charge schedules can differ between the clusters. If a seller's evidence pack mixes the two, ask for transfers from Al Ramth alone, ideally from the same numbered block or its immediate neighbours, before you accept a below market claim.

Ownership scope

DPF does not state one ownership right for all of Remraam. Check the right on the title deed of the Al Ramth unit itself, and check that the project named on it is Dubai Properties' Remraam.

Finding distressed and below-market units in Al Ramth

Finding distressed and below-market units in Al Ramth means reading seller-labelled opportunities on DPF: below original price, below OP, below market, distress sale or motivated seller. Expect sellers to be landlords releasing tenanted flats, end users upsizing to a villa, or investors trimming a portfolio of small apartments.

With delivered buildings, a real Al Ramth distress sale is normally a ready title deed transfer. Treat any off-plan assignment offered under the Al Ramth name as something to verify through the Oqood and DLD project record first.

Benchmark each below market claim against recent Dubai Land Department transfers in the same numbered building, then in neighbouring Al Ramth buildings with similar layouts. DPF publishes the seller's chosen label and does not appraise. Ask the seller to explain the reference behind any below original price wording.

Specific risks include worn interiors that need refurbishment, sellers who cannot produce the original SPA, tenancies that outlast the sale, unpaid chiller or utility balances, and service charge arrears. Each can delay the NOC or add cost after transfer.

Buying checks before you pay

Clear the following before any deposit is released:

For tenanted flats, read the Ejari record and agree in writing whether the tenant stays. Check final utility and cooling bills so they do not transfer to you.

Frequently asked questions

Where is Al Ramth?

Al Ramth is a neighbourhood inside Remraam in Dubailand. It shares the community's gates, facilities and management with Al Thamam.

Can I buy in Al Ramth below the original price?

Yes, when a motivated seller prices a unit under a verified reference. Use transfers in the same numbered building as your first comparison and confirm there are no service charge arrears.

Who developed Al Ramth?

Dubai Properties developed Remraam, including the Al Ramth neighbourhood. Dubai Holding Community Management now provides community services.

Why does the building number matter so much in Al Ramth?

Title deeds, service charge statements and NOCs are issued per numbered building, and buildings can differ in layout and condition. Comparables only work at that level.

Are off-plan resales common in Al Ramth?

No. The neighbourhood is delivered, so most sales are ready title deed transfers. Verify any off-plan claim through the Oqood and the DLD project record.
