Al Thamam
Al Thamam is one of the two named neighbourhoods of Remraam, the Dubai Properties apartment community in Dubailand, Dubai. This guide explains how Al Thamam distress deals and below market resales appear on DPF, how to match the numbered building on the title deed, and the NOC and service charge checks to finish.

Al Thamam overview
Al Thamam is a residential neighbourhood inside Remraam, the gated apartment community that Dubai Properties built in Dubailand. When Dubai Properties Group announced the first Remraam handovers, it said the community's key neighbourhoods would be called Al Thamam and Al Ramth, names inspired by the surrounding desert flora. Al Thamam is therefore a neighbourhood within Remraam, not a separate master plan, and its buildings share Remraam's community management and amenities.
DPF files Al Thamam as a community under the Remraam area, as the content workbook assigns. Two points need the site owner's attention. First, the Remraam area URL currently canonicalises to the Remraam community page, so the parent page that buyers actually reach is the community one. Second, the spelling varies: Dubai Properties Group used "Al Thamam", while some directories write "Al Thammam". A catch-all URL answers for both spellings and canonicalises to the homepage, so neither is evidence of an existing record. This draft uses the workbook slug and the developer's spelling.
Location and access
Remraam sits in Dubailand between Jebel Ali Free Zone and Arabian Ranches, with road links that Dubai Properties Group described as reaching Sheikh Zayed Road, Emirates Road and Al Maktoum International Airport. DPF's Remraam page also notes access towards Hessa Street near Motor City. Daily life is car-led; there is no metro station inside the community.
Inside Remraam, Al Thamam is one of two clusters, and buildings are identified by a number after the neighbourhood name. Gate, parking and visitor access are run at community level, so ask Dubai Holding Community Management how access cards and move-in permits work for your building before you schedule a handover.
Projects and buildings in Al Thamam
Numbered low-rise buildings
Al Thamam consists of low-rise apartment buildings named with the neighbourhood and a building number, for example Al Thamam 01. Title deeds, service charge statements and NOCs are issued against that numbered building and the unit inside it. A card that says only "Remraam" or only "Al Thamam" is incomplete until it states the building number.
Unit types
DPF's own Remraam filings include studios and one bedroom apartments, and Dubai Properties marketing has featured two bedroom homes. DPF does not publish a unit mix for Al Thamam; confirm the layout, size and parking allocation on the title deed and the building's floor plan.
Amenities and status
Remraam is delivered and occupied. Dubai Holding Community Management describes it as a gated family community with pools, parks, playgrounds and retail and dining options, and lists gyms, barbecue stations, mosques, an indoor event hall and two community centres among its facilities. Confirm which pool and gym serve your building, because facilities are spread across the community.
Al Thamam versus Al Ramth
Both neighbourhoods sit inside the same Remraam gates and share the same developer and community manager, but they are filed separately on title deeds and in transaction records. When you build comparables, keep Al Thamam transfers apart from Al Ramth transfers, and keep building numbers apart within each neighbourhood. A seller who quotes a Remraam-wide figure is mixing stock that may differ in building age, layout and service charge schedule.
Ownership scope
DPF does not assert a blanket ownership right for Remraam. Read the right shown on the title deed of the specific Al Thamam unit, and check that the project named there is the Dubai Properties Remraam project.
Finding distressed and below-market units in Al Thamam
Finding distressed and below-market units in Al Thamam means reading seller-labelled opportunities on DPF: below original price, below OP, below market, distress sale or motivated seller. Typical sellers are landlords exiting tenanted studios or one-bedroom flats, owners relocating, or investors consolidating several small units.
Al Thamam is a mature neighbourhood, so a genuine distress sale here is almost always a ready title deed transfer. If a card offers an off-plan assignment under the Al Thamam name, ask for the Oqood and the project number and check them before you continue.
Compare every below market claim with recent Dubai Land Department transfers for the same building number, floor band and bedroom count. DPF shows the label the seller picked and does not value property. Ask whether a below original price story refers to Dubai Properties' launch price or to the seller's own later purchase price.
Risks particular to an older low-rise cluster include deferred maintenance inside the unit, building-level works funded through special assessments, tenants with long notice periods and service charge arrears that block the NOC.
Buying checks before you pay
Work through these points in writing before you pay a deposit:
- Registration: the title deed names the same numbered building, unit and parking bay as the SPA and the DPF card.
- Payment plan: developer instalments are unusual on delivered stock; if any are mentioned, obtain Dubai Properties' statement of account.
- Outstanding balance: agree who clears any mortgage and obtain the lender's liability letter.
- Developer NOC: Dubai Properties issues the transfer NOC once dues and service charges are clear.
- DLD transfer: use a registration trustee and agree how transfer and admin fees are shared.
- Service charges: request the building-level statement and any special assessments from Dubai Holding Community Management.
For tenanted units, check the Ejari record and the tenancy end date. Keep the building number consistent across every document; a mismatch between "Thamam" and "Thammam" spellings on different papers should be explained before the trustee appointment.

Frequently asked questions
Is Al Thamam part of Remraam?
Yes. Dubai Properties Group named Al Thamam and Al Ramth as the key neighbourhoods of Remraam, its apartment community in Dubailand.
Can I buy in Al Thamam below the original price?
Yes, when a motivated seller prices a unit under a verified reference. Compare transfers in the same numbered building and confirm service charges are clear before relying on the label.
Is it spelled Al Thamam or Al Thammam?
Dubai Properties Group used Al Thamam. Some directories write Al Thammam. Match whichever spelling appears on your title deed and make sure every document agrees.
Who manages Al Thamam buildings?
Dubai Holding Community Management handles community services for Remraam, including Al Thamam, from its engagement centre in Remraam.
What should a card for an Al Thamam unit show?
The numbered building, the unit, the parking bay and the developer line Dubai Properties. Without the building number you cannot pull comparables or a service charge statement.
