Dubai Festival City overview

Dubai Festival City is a mixed-use district by Al-Futtaim on the eastern bank of Dubai Creek. It combines residential towers and villa neighbourhoods with Dubai Festival City Mall, the Festival Bay waterfront, hotels, schools and a community club. Al-Futtaim Real Estate is the developer named on the current DPF listing.

DPF treats Dubai Festival City as an area under the Dubai city page, with a matching Dubai Festival City community page beneath it. The area page explains the wider district; the community page covers individual residential buildings in more detail. Al-Futtaim does not have a self-canonical developer page on DPF.

Location and access

The district faces Al Jaddaf and the Dubai Creek Harbour side of the water. Its own promotional material highlights dhow rides on the creek and a shopping and dining waterfront at Festival Bay.

Rail access is planned: the RTA's Blue Line route crosses Dubai Creek on a new viaduct and passes through Dubai Festival City between Al Jaddaf and Dubai Creek Harbour. Until it opens, residents rely on roads and buses, so test the run to the airport and to Downtown Dubai at peak hours.

Communities and projects in Dubai Festival City

Marsa Plaza is the residential tower behind the current DPF card. Dubai Festival City describes it as a creek-side tower with one, two and three bedroom apartments and three and four bedroom duplexes, a gym, outdoor pools, fitness studios and ground-floor shops including a supermarket. The building is divided into cores, and the card names Core One.

Around the towers, the district includes Deira International School and the Universal American School, Al Areesh Club with its gym and pool, and the mall's cinemas and family attractions. Treat these as district facilities: they are not part of any apartment's service charge unless the SPA says so.

Finding distressed and below-market units in Dubai Festival City

Dubai Festival City distress deals on DPF are ready apartments, so most sales run on a title deed rather than as an off-plan resale on Oqood. The live card is a high-floor three-bedroom in Marsa Plaza, completed and tenanted, priced below the seller's stated original price. A motivated seller in this district is usually an owner who wants to free up capital and is willing to sell with the tenant in place.

DPF repeats the seller's label; it does not value homes. A Dubai Festival City distress sale, or any below market or below OP claim on ready stock, should be tested against recent DLD transfers in the same tower and core, adjusting for floor, view and whether the unit is let. Because original prices in older towers can date back many years, a gap to the original price says little on its own.

Buying checks before you pay

Before you sign for a Dubai Festival City apartment:

For tenanted units, read the Ejari, the rent payment dates and the notice terms, since the lease passes to you on transfer.

Frequently asked questions

Who developed Dubai Festival City?

Al-Futtaim, which also develops the residential towers such as Marsa Plaza.

Is the Dubai Festival City area page different from the community page?

Yes. The area page covers the whole district; the community page focuses on individual residential buildings.

Can I buy in Dubai Festival City below the original price?

Yes, when a seller accepts less than their purchase price. On ready stock, compare against recent DLD transfers too.

Are Dubai Festival City apartments ready?

The Marsa Plaza unit on DPF is completed and tenanted, so it transfers on a title deed.

What counts as a Dubai Festival City distress deal on DPF?

Any card in this district that its seller labels below original price, below OP, below market or off-plan distress. Check it against DLD data.
