Elite Sports Residence is a cluster of ten residential towers in Dubai Sports City, named Elite 1 through Elite 10. The developer is Triplanet Range Group, which markets the towers under its Elite brand and states on its own website that all ten Sports City towers have been delivered and handed over. Triplanet later moved into Downtown Dubai and Business Bay with separate Elite projects.

The Elite name is common in Dubai. Location and access

The towers sit inside Dubai Sports City. Triplanet's tower descriptions place different buildings near the stadium, the golf course, the park or the canal and its retail hub, which means the view and the walk to amenities change from tower to tower. Elite 1, Elite 2 and Elite 3 are described with stadium and park outlooks, Elite 4 and Elite 7 with golf course outlooks, and Elite 5 and Elite 6 with canal outlooks.

Getting around is mainly by car. When a seller describes a short walk to the stadium or the canal, check which Elite tower the unit is in, because the claim may be true for one tower and not another.

Ten numbered towers

The development is made up of Elite 1, Elite 2, Elite 3, Elite 4, Elite 5, Elite 6, Elite 7, Elite 8, Elite 9 and Elite 10. Each tower is registered and managed as its own building, so title deeds, service charge statements and NOCs are issued per tower and per unit. A card that says only "Elite, Sports City" is incomplete until it states the tower number.

Homes and facilities

The towers contain apartments. DPF does not publish a unit mix; confirm the layout, size and parking on the title deed and the tower floor plan. Triplanet's amenity copy lists temperature-controlled pools, gyms, spa facilities and prayer rooms across its Elite projects, but the same text also covers its Business Bay tower, so ask the owners association which facilities actually exist in your tower.

Delivery and ownership

Triplanet states that all ten Sports City towers are complete and handed over, so DPF treats this as ready stock. DPF does not assert a single ownership right for Dubai Sports City; read the right on the title deed of the specific unit.

Finding distressed and below-market units in Elite Sports Residence

Finding distressed and below-market units in Elite Sports Residence means reading seller-labelled opportunities on DPF: below original price, below OP, below market, distress sale or motivated seller. Sellers are typically landlords exiting tenanted apartments, owners relocating, or investors rebalancing toward newer stock.

These are completed towers, so most genuine distress sales are ready title deed transfers rather than off-plan resale. If a card offers an off-plan assignment under the Elite Sports Residence name, it is probably a different Elite project, and you should confirm the project number in DLD records.

Check each below market claim against recent Dubai Land Department transfers in the same tower, then in towers with a similar outlook. DPF shows the seller's label and does not value property. Ask the seller what reference sits behind any below original price wording, since many current owners bought on resale rather than from Triplanet directly.

Risks to price in include interior refurbishment in older units, building-level maintenance or facade works, long tenancies, and service charge arrears that hold up the NOC.

Buying checks before you pay

Settle these items in writing before a deposit moves:

• Registration: the title deed names the same Elite tower number, unit and parking bay as the SPA and the DPF card.
• Payment plan: developer instalments are unlikely on delivered towers; if one is mentioned, obtain Triplanet's statement of account.
• Outstanding balance: agree who clears any mortgage and get the bank's liability letter.
• Developer NOC: request the transfer NOC from the developer once dues and service charges are clear.
• DLD transfer: appoint a registration trustee and agree how transfer and admin fees are divided.
• Service charges: obtain the tower-level statement and any special assessments from the owners association or its manager.

If an Oqood is offered instead of a title deed, ask why a completed tower unit has not been registered in full. For tenanted homes, check the Ejari and the lease end date.
