Golden Mile

Golden Mile is a Nakheel complex of interconnected mid-rise residential buildings above Golden Mile Galleria on the western trunk of Palm Jumeirah, Dubai. This guide explains how Golden Mile distress deals and below market resales appear on DPF, how to match the exact building, and the title deed, NOC and service charge checks.

Golden Mile overview

Golden Mile is a Nakheel residential complex on the western trunk of Palm Jumeirah. Nakheel describes interconnected eleven-storey buildings in a distinct oriental style, with light-coloured facades, arched windows, carved balconies and mezzanines. The ground levels sit on a platform that houses townhouses, the upper floors include duplex penthouses with terraces, and the complex also contains retail and office space with basement parking. Golden Mile Galleria, Nakheel's retail and dining centre, sits beneath the complex.

DPF drafts Golden Mile as a community under the Palm Jumeirah area page, with the island also covered on the Palm Jumeirah community page. A catch-all URL answers at /communities/golden-mile but canonicalises to the homepage, so it is not evidence of an existing record. The master developer profile is Nakheel Properties.

Golden Mile is not Shoreline Apartments

Golden Mile and Shoreline Apartments are both Nakheel complexes on the trunk, but they are separate projects with separate buildings, service charge schedules and title records. A card filed under one with a building name from the other is mis-filed.

Location and access

Nakheel places Golden Mile next to Al Ittihad Park and close to the Palm Monorail, with Palm West Beach, Club Vista Mare and Nakheel Mall a short drive away. Golden Mile Galleria gives residents shops, cafés and services at the foot of the buildings, and Nakheel notes jogging and cycling tracks and dog parks nearby.

Being on the trunk means views vary. Some units look towards Al Ittihad Park or the monorail line, others face the boulevard or neighbouring buildings. Compare like-for-like outlooks when you test an asking figure.

Projects and buildings in Golden Mile

Buildings and phases

The complex is divided into numbered Golden Mile buildings, and Nakheel highlights a newer building, Golden Mile 3, with one, two and three bedroom apartments and a three bedroom penthouse. Official counts of the residential buildings differ between Nakheel and the community manager, so DPF does not quote a number. Match the building number on the card to the title deed instead.

Home types

Golden Mile combines apartments from one to three bedrooms, townhouses on the podium platform and duplex penthouses on upper floors. Those three products trade differently: a podium townhouse with its own entrance should not be benchmarked against a mid-floor apartment, even in the same building.

Amenities and status

Nakheel lists a swimming pool, gymnasium and basement parking, plus Golden Mile Galleria and Al Ittihad Park. Dubai Holding Community Management runs community services from its engagement centre at Nakheel Mall. The complex is delivered and occupied.

Retail and office space is a different market

Because the complex mixes homes with Golden Mile Galleria retail and office space, some cards filed under Golden Mile are commercial. A shop or office unit has a different permitted use, buyer pool and service charge base from an apartment. This page's distress guidance is written for residential units, so confirm the property type on the title deed before you compare a commercial card with residential transfers.

Ownership scope

Nakheel refers to freehold office space within Golden Mile, and Palm Jumairah appears in Regulation No. (3) of 2006, which allows non-UAE nationals freehold, usufruct or long leasehold rights over listed plots. DPF does not infer the right for a residential unit from either fact; read it on the title deed.

Finding distressed and below-market units in Golden Mile

Finding distressed and below-market units in Golden Mile means reading seller-labelled opportunities on DPF: below original price, below OP, below market, distress sale or motivated seller. Motivated sellers here tend to be landlords exiting tenanted apartments, owners of podium townhouses moving to villas, or investors leaving short-let operations.

The complex is complete, so a Golden Mile distress sale is normally a ready title deed transfer. An off-plan resale offered under the Golden Mile name should be checked carefully against Nakheel's project records and the DLD project status enquiry.

Benchmark each below market claim against recent Dubai Land Department transfers in the same numbered building, the same product type and a similar outlook. DPF shows the seller's label and does not appraise. Ask what reference sits behind any below original price wording, because many owners bought on resale.

Distress risks include short-let permits that do not pass to a buyer, wear in units used as holiday homes, noise exposure near the monorail or retail podium, and service charge arrears that stop the NOC.

Buying checks before you pay

Close out these points before money moves:

For podium townhouses, ask whether terraces or enclosures were altered and whether those changes were approved. Check the Ejari record on tenanted units, and ask why if an Oqood is offered instead of a title deed.
