Golf Town overview

Golf Town is a cluster of contemporary low-rise apartment buildings inside DAMAC Hills, the DAMAC Properties master community in Dubailand. DAMAC describes the cluster as set around the greens of Trump International Golf Club Dubai and beside The Park, the community's large landscaped zone with themed gardens, sports facilities and stables. Golf Town is a sub-area of DAMAC Hills, not a separate master plan.

DPF drafts Golf Town as a community under the DAMAC Hills area page, alongside the existing DAMAC Hills community page. A catch-all URL answers at /communities/golf-town but canonicalises to the homepage, so it is not evidence of an existing record. This draft is the proposed identity, and it links to the DAMAC Properties developer page.

Golf Town is not every "Golf" building in DAMAC Hills

DAMAC Hills contains many projects with "Golf" in the name. DAMAC's own Golf Town material names Golf Horizon, Golf Panorama, Golf Promenade, Golf Vista, Golf Terrace and Golf Veduta. DPF holds listings for other DAMAC Hills buildings such as Golf Greens and Golf Gate, and DAMAC markets Golf Vita separately; DPF does not place those in Golf Town unless the title deed or Oqood says so.

Location and access

Golf Town sits within DAMAC Hills, which DAMAC describes as a self-contained Dubailand community with villas, apartments and a hotel, a school, a supermarket and a green zone. Access is by car from the surrounding road network, and residents use internal roads and pathways to reach The Park and the clubhouse areas.

Golf course frontage varies by building and by unit. When a card promises a golf view, confirm the facing on the floor plan and, if possible, visit the floor, because views can be partial or blocked by neighbouring buildings.

Projects and buildings in Golf Town

Named buildings

DAMAC lists Golf Horizon, Golf Panorama and Golf Promenade as the main apartment buildings, with furnished homes offered in Golf Vista and Golf Terrace; its DAMAC Hills guide also names Golf Veduta. Some of these names cover more than one tower or phase, so the title deed must name the exact building and tower.

Unit types

DAMAC's Golf Town materials describe studios through three bedroom homes. One DAMAC page also refers to townhouses and villas in Golf Town wording, which conflicts with its description of the cluster as low-rise apartments; DPF treats Golf Town as apartment stock and asks buyers to confirm the unit type on the SPA. Furnished units in Golf Vista and Golf Terrace may come with an inventory that forms part of the sale.

Amenities and status

DAMAC lists a garden nursery, gym, tennis courts and swimming pools around Golf Town, plus The Park and the wider DAMAC Hills facilities. DAMAC presents Golf Town homes as ready stock, but individual buildings and phases were delivered at different times, so check each building's completion status on the title deed or the DLD project record.

Ownership scope

DPF does not assert a single ownership right for DAMAC Hills. Read the right shown on the title deed or Oqood for the specific Golf Town unit.

Finding distressed and below-market units in Golf Town

Finding distressed and below-market units in Golf Town means reading seller-labelled opportunities on DPF: below original price, below OP, below market, distress sale or motivated seller. Sellers are often investors exiting furnished units, landlords moving out of short-let operations, or end users trading up to a villa elsewhere in DAMAC Hills.

Most Golf Town distress inventory is expected to be ready title deed transfers. If a phase was still under construction when a seller bought, the sale may instead be an off-plan resale of an Oqood-registered contract, which needs DAMAC's consent and a different document set.

Compare each below market claim with recent Dubai Land Department transfers in the same building, bedroom count and facing. DPF shows the seller's label and does not appraise units. For furnished homes, separate the value of the furniture package from the apartment before you judge a below original price story.

Distress risks here include holiday-home permits that do not transfer to a new owner, furniture packages in poor condition, service charge arrears, and mismatches between the building named on the card and the building on the title deed.

Buying checks before you pay

Confirm these points in writing before you commit:

Ask for the furniture inventory on furnished units, and for any short-let licence that the seller wants to pass on.

Which buildings are in Golf Town?

DAMAC names Golf Horizon, Golf Panorama, Golf Promenade, Golf Vista, Golf Terrace and Golf Veduta. Confirm the exact building and tower on the title deed.

Yes, when a motivated seller prices a unit under a verified reference. Compare transfers in the same building and facing, and confirm service charges are clear before relying on the label.

Is Golf Greens part of Golf Town?

No. Golf Town is inside DAMAC Hills around Trump International Golf Club Dubai. DAMAC Hills 2 is a separate DAMAC community further inland.

Are Golf Town apartments furnished?

DAMAC offers furnished homes in Golf Vista and Golf Terrace. Other buildings may be sold furnished or unfurnished, so check the inventory list in the sale agreement.
