Golf Vita

Golf Vita is a pair of DAMAC residential towers in DAMAC Hills with one- and two-bedroom apartments overlooking the Trump International Golf Club. This guide covers what DAMAC publishes, how distress and below market resales show up for completed apartments, and the title deed and service charge checks to finish first.

Golf Vita overview

Golf Vita consists of two residential towers, usually referred to as Tower A and Tower B, inside DAMAC Hills. DAMAC's project page says the towers rise above the fairways of the Trump International Golf Club Dubai and contain one- and two-bedroom apartments with fitted kitchens. Floors seventeen to twenty-six are marketed separately as the Skyview Levels, with larger layouts, upgraded finishes and wider views over the community.

Because the record covers two buildings that share a podium, amenities and an owners association, DPF treats Golf Vita as a small community rather than a single building. Every listing should name the tower, the floor and the view, since those three facts explain most of the price difference between apartments.

This page sits under DAMAC Hills; listings elsewhere in the emirate are on the Dubai city page.

What DAMAC published about the towers

DAMAC's press office announced the topping out of Tower A and described an elegant lobby, parking, a temperature-controlled swimming pool, a gymnasium, a steam room and a sauna. A separate release introduced the Skyview Levels with floor-to-ceiling windows and views across parkland and fairways. The original launch release focused on the golf course outlook available from each apartment.

Those releases also contain launch prices and payment terms from the original sales period. DPF does not repeat them, because they no longer describe what an owner paid after any later releases, and because a resale price should be tested against current transfers, not launch marketing.

Finding distressed and below-market Golf Vita apartments

Golf Vita is a completed, occupied building, so resales normally involve a title deed rather than an off-plan contract. Distress here usually comes from the owner's side: a landlord who has decided to leave the market, a mortgage holder who wants to clear debt, a buyer relocating abroad, or an estate that needs to be settled. A motivated seller of this kind may accept a figure below market when the apartment is vacant and ready to transfer, because the seller values speed over the last few thousand dirhams.

Buyers from North America may think of a distressed listing or a short sale; in the UK the language is often quick sale or reduced. Both are useful shorthand, but DPF only treats an apartment as below market when the asking price compares favourably with recent DLD-registered sales of the same layout, in the same tower and on a similar floor. Skyview Levels units should be compared only with other Skyview Levels units.

Original buyers sometimes still hold contracts from launch. Where a seller lists below original price, the reason is often a mortgage that exceeds what the unit will now fetch, or an owner who never let the apartment and wants to stop paying the service charge.

Some owners in Golf Vita bought on a developer payment plan and later refinanced with a bank. Others still owe DAMAC a balance under a post-handover arrangement. Ask the seller directly which applies, because an unpaid developer balance has to be cleared, or formally taken over, before DAMAC will release its NOC. The registration history held by the Dubai Land Department will show when the unit moved from an Oqood contract to a full title deed, which is a quick way to confirm whether the original purchase was completed.

Golf Vita checks

Tower and floor

Confirm whether the unit is in Tower A or Tower B and whether it falls within the Skyview Levels band.

View

Golf-facing and community-facing apartments are not comparable. Check the orientation on the title deed plan.

Mortgage release

If the seller has a mortgage, agree how the bank will be paid and when the release letter will be issued.

Tenancy

Ask whether a tenant is in place, when the lease ends and whether the tenancy is registered with Ejari.

Service charge position

Request a clearance showing no outstanding service charge before you sign.

Furnishing and condition

Many apartments were let furnished. Agree an inventory, check the condition of kitchen appliances and air conditioning, and decide whether furniture is included in the price or removed before handover of keys.

Due diligence before transfer

Location and nearby benchmarks

Golf Vita overlooks the fairways of the Trump International Golf Club inside DAMAC Hills, the master community DAMAC places on Hessa Street and Umm Suqeim Road in Dubailand. Residents have access to the wider DAMAC Hills facilities that DAMAC lists, including the golf course, parkland, a skate park, stables and supermarkets.

The most useful comparisons are other apartment buildings in the same community. Golf Gate 2 is a newer DAMAC tower in the same community, and the Orchid buildings offer an older, lower-rise alternative. Apartments in DAMAC Hills 2 and in Dubai Hills Estate show how golf-view apartments trade in other master plans. A chain-free buyer with funds ready is usually the person in the strongest position to secure a genuine distress sale in a completed tower like this.

Frequently asked questions

How many towers are in Golf Vita?

DAMAC describes Golf Vita as two residential towers with one- and two-bedroom apartments overlooking the Trump International Golf Club.

Can I buy a Golf Vita apartment below the original price?

It can happen when an owner needs a quick exit or holds a mortgage above current value. Compare recent DLD sales in the same tower first.

What are the Skyview Levels?

DAMAC markets floors seventeen to twenty-six as the Skyview Levels, with larger layouts, upgraded finishes and wider views.

Is Golf Vita completed?

Yes. The towers are occupied, so a resale is a transfer of a title deed rather than an off-plan assignment.

What should I check before paying a deposit?

Confirm the title deed, the service charge clearance, any mortgage release arrangements and the status of any tenant.

Does Golf Vita have its own pool and gym?

DAMAC lists a temperature-controlled pool, a gym, a steam room and a sauna for residents, alongside DAMAC Hills facilities.
