Ibiza
Ibiza is a DAMAC Lagoons cluster of four- and five-bedroom townhouses themed around music, beach life and outdoor gatherings. This guide explains what DAMAC publishes about the cluster, how an off-plan resale or distress offer is normally arranged, and how to check whether a below market price holds up.

Ibiza overview
Ibiza is one of the themed clusters inside DAMAC Lagoons, the Mediterranean-inspired master community DAMAC Properties is developing next to DAMAC Hills. The project page offers four- and five-bedroom townhouses and frames the cluster around a lively, social way of living: open lawns for gatherings, music events, foam parties and a lounge with natural materials and muted tones.
Architecturally, DAMAC describes rustic elements set against smooth white surfaces, with floral accents and clean lines. That gives Ibiza a lighter, more informal character than some of its neighbours, and it shapes who buys here. Expect interest from younger families and from investors who see the cluster's party-island theme as a selling point for holiday letting.
The record sits under DAMAC Lagoons on DPF, and other listings appear on the Dubai city page.
Cluster facilities
DAMAC lists a beach with white sand, an outdoor theatre for films, a wave simulator and the music-themed lounge and event spaces. DAMAC's press office has described the wider master plan as eleven themed clusters with more than eight thousand villas and townhouses, so many facilities will be shared with Costa Brava, Marbella, Nice, Santorini and the other clusters.
Shared facilities are a double-edged point for owners. They add appeal, but they also feed into the service charge. Before agreeing a price, ask for the projected budget and find out which amenities sit inside Ibiza and which are funded across the whole of DAMAC Lagoons.
A theme built around events also raises practical questions. Ask how often events are planned near the townhouses, where the main venues sit relative to your plot, and whether quieter streets exist inside the cluster for buyers who value calm evenings.
Finding distressed and below-market Ibiza townhouses
Most Ibiza contracts are still off-plan, so resales are assignments of the purchase agreement. A motivated seller here is often an investor who bought expecting to sell before the bigger construction instalments, or an overseas buyer for whom the payment plan has become a burden. When those sellers need to exit, they may offer the contract below original price, accept a smaller premium, or contribute to the DAMAC transfer fee.
Buyers from different markets frame this in their own terms. An American buyer may call it a distressed listing; a British or European buyer may ask whether it is BMV or a quick sale. DPF applies one standard: the offer has to compare well with DLD-registered transfers of similar Ibiza townhouses, and with DAMAC's own pricing on any remaining stock, once outstanding instalments and fees are added in.
Be wary of figures that only look reduced. Two townhouses with the same bedroom count may differ in plot size, end or middle position, lagoon proximity and payment progress. A seller who has paid little so far is offering a very different contract from one who has paid most of the price, even if the headline numbers look similar.
A simple worksheet helps. Write down the original price, the amount the seller has paid, the premium or shortfall they are asking for, the outstanding instalments and every fee. Then set that total next to two benchmarks: a recent DLD-registered transfer of a similar Ibiza townhouse, and DAMAC's current asking price for comparable stock in the cluster. Only when your total sits clearly under both does the contract qualify as below market rather than simply cheaper than launch.
Holiday-letting plans deserve their own homework. A party-themed cluster can attract short-stay guests, but income depends on permits, management fees and how many neighbours pursue the same strategy. Treat any rental projections a seller offers as marketing until you have tested them independently.
Ibiza checks
Unit position
Confirm whether the townhouse is an end or middle unit and how close it sits to the lagoon and event spaces.
Payment progress
Request DAMAC's statement showing paid amounts, the outstanding balance and the next milestone date.
Developer consent
DAMAC must issue a NOC before an assignment. Ask about the paid threshold and the fee.
Construction status
Check the cluster's progress on the Dubai Land Department project record.
Letting rules
If you plan short-term letting, ask about any community restrictions.
Seller authority
If the contract is held by a company or through a power of attorney, check that the signatory has authority to assign it.
Due diligence before transfer
- Match the seller's identity and the unit reference to the Oqood registration.
- Obtain DAMAC's statement of account and written NOC.
- Confirm there are no late-payment penalties on the account.
- Ask for the projected service charge for the cluster.
- Agree in writing who covers the transfer fee and trustee charges.
- Finalise the assignment with a registered trustee; DAMAC and the DLD issue the title deed only after handover.
Location and comparison points
DAMAC places DAMAC Lagoons beside DAMAC Hills in the Dubailand district, with the main gate on Hessa Street according to its launch material. The community is planned around large lagoons and beaches rather than a golf course, which sets it apart from its older neighbour.
For pricing context, compare Ibiza with townhouses in other DAMAC Lagoons clusters that are further along in construction, and with completed townhouses in DAMAC Hills 2 and Arabian Ranches 3. Completed homes give evidence of what similar layouts actually fetch, which off-plan marketing cannot.
