Marbella
Marbella is a Spanish-themed DAMAC Lagoons cluster of four- and five-bedroom townhouses built around a central orange-tree square. This guide sets out what DAMAC publishes, how a distress or off-plan resale offer usually works here, and the paperwork that shows whether a price below original price is genuine.

Marbella overview
Marbella is a townhouse cluster within DAMAC Lagoons, the lagoon-themed master community DAMAC Properties is building beside DAMAC Hills. DAMAC announced the cluster in October two thousand and twenty-two, after the earlier launches of Portofino, Venice, Malta, Nice, Santorini and Costa Brava, and described it as a recreation of southern Spain, taking cues from the old town of Marbella and the marina at Puerto Banús.
The launch release lists four- and five-bedroom townhouses. The project page describes smooth white exteriors, large windows, earthy wooden patterns and subtle Mediterranean motifs, and DAMAC's blog adds olive and ochre tones inside.
This page sits under DAMAC Lagoons. Other homes across the emirate are listed on the Dubai city page.
Cluster features DAMAC describes
At the centre of the cluster DAMAC plans a square called Plaza de los Naranjos, with orange trees, a town hall building and restaurants. The release also mentions a ladies' hub named Costa Del Sol with a gym, spa, salon and meditation lounge, an olive tree garden, flamenco performances, waterfalls, a clubhouse by the water, beachfront cafes, an outdoor theatre and a wave simulator.
Many of those features are part of the cluster identity rather than individual homes, and some are shared across the master plan. When you assess a resale, ask the seller or DAMAC how far the plot sits from the plaza and the busier amenity zones. Proximity can be a plus for some buyers and a drawback for others.
Finding distressed and below-market Marbella contracts
Marbella was sold off-plan and many contracts are still in the construction phase, so the usual resale is an assignment. Motivated sellers tend to fall into a few groups: launch-day investors looking to take a profit or cut a loss before the heavier instalments, overseas buyers whose circumstances have changed, and owners holding more than one townhouse in DAMAC Lagoons who want to reduce their commitment.
An offer below original price is most likely from someone facing a large payment soon. North American buyers might call that a distressed listing; British buyers might describe it as reduced or BMV. DPF treats every such label as a claim to be tested. The comparison that matters is the full cost to you, including the remaining payment plan, the DAMAC transfer fee and registration charges, against DLD-registered transfers of similar Marbella townhouses and against what DAMAC is still asking for its own stock.
Repossession is sometimes raised by buyers used to European markets. In Dubai off-plan, a developer that terminates a contract normally resells the unit itself, so buyers are more likely to meet a seller acting before that point than a forced sale.
Small details on the contract can change the picture. Check whether the seller received any launch incentives, such as a fee waiver or a revised schedule, and whether those benefits pass to you on assignment. Ask too whether DAMAC has issued addenda changing the handover window or the plot boundaries since the original sale. A townhouse that looks reduced against launch may simply reflect a contract with less favourable terms than the ones DAMAC is offering today.
Olive tree gardens, a plaza and a ladies' hub make Marbella distinctive, but they also add to the long-term upkeep of the cluster. Budget for that from day one so that a seemingly attractive price does not turn into a high ongoing cost once the community is handed over.
Marbella checks
Layout and size
Four- and five-bedroom townhouses differ in size and price. Compare like with like.
Position in the cluster
Ask whether the unit is an end or middle townhouse and how close it is to the plaza, lagoon edge or access roads.
Account statement
Request DAMAC's statement of paid and outstanding amounts and the date of the next instalment.
NOC conditions
DAMAC must consent to the assignment. Ask about the minimum paid amount, the fee and how long the NOC is valid.
Finance
If you need a mortgage, check which banks will lend on an off-plan assignment in this cluster.
Seller's reason
Ask why the seller is exiting. A clear reason, such as relocation or a pending instalment, helps you judge how much room there is to negotiate.
Due diligence before transfer
- Verify the seller and unit details on the Oqood registration.
- Obtain DAMAC's account statement and NOC.
- Check progress on the DLD project record.
- Ask for the projected service charge rate.
- Record in the memorandum of understanding who pays each fee.
- Complete the assignment at a trustee office; the title deed follows handover.
Location and comparison points
DAMAC's launch release describes DAMAC Lagoons as forty-five million square feet with four entrance gates, the main one on Hessa Street, beside DAMAC Hills in Dubailand. Family-focused learning amenities named by DAMAC include a sensory plaza, a discovery maze, a camping island and a virtual reality park.
To judge value, compare Marbella with other DAMAC Lagoons clusters at a similar stage, such as Monte Carlo and Ibiza, and with finished townhouses in Arabian Ranches 3 and The Valley. A chain-free buyer who can move quickly and fund the next instalment is the person most likely to secure a genuine below market contract here.
