Opal Gardens
Opal Gardens is a Meydan gated community of villas and townhouses within District 11, Mohammed Bin Rashid City, planned around a crystal lagoon. Here is how resale contracts come up below the original price and how to assess them carefully.

The community
Opal Gardens is a gated community of villas and townhouses within District 11, part of Mohammed Bin Rashid City. A press release published on the Nakheel website on behalf of Meydan Group describes the scheme as a high-end gated community in the heart of Dubai, launched by Meydan, and confirms that a contractor was appointed to build its villas and townhouses together with a clubhouse, a mosque, guardhouses, a crystal lagoon, infrastructure and landscaping.
District 11 already contains several villa neighbourhoods, and Opal Gardens is one of its newer additions. DPF places it as a subcommunity beneath District 11 and redirects the former building hub, which treated it as a single structure, to this page.
Why owners sell before the keys
Communities launched off-plan with lagoon amenities tend to attract both families and investors. During the construction period some buyers will need or want to exit. They may be consolidating holdings, relocating, or reconsidering the remaining instalments. To find a buyer, an owner can price the contract below OP, accepting less than they agreed in order to complete the transfer quickly.
In a minority of cases the seller is under real financial pressure, which can lead to a distress sale with a larger reduction. DPF lists the original price beside the ask whenever it is supplied, helping buyers to see the size of any gap.
Timing plays a large part. Lagoon communities often release homes in stages, and an owner who bought early may find that later releases are priced differently, which changes how they view their own contract. Where newer homes are priced above the original launch, an early buyer may hold firm; where the market has cooled, the same owner may decide that an earlier exit makes sense. Watching the developer's current releases alongside resale asks gives you a clearer view of the negotiation room available.
Weighing a villa or townhouse ask
The mix of home types inside Opal Gardens means comparisons must be precise. Separate villas from townhouses and consider:
- the same home type, bedroom count and plot position within Opal Gardens, including proximity to the lagoon;
- similar homes in other District 11 neighbourhoods and nearby MBR City communities;
- off-plan transfers registered with the Dubai Land Department (DLD) for the project.
If an ask beats each benchmark, it may be under market value. If it merely undercuts the original contract, launch pricing or market movement may explain the difference.
Completing an off-plan resale
The buyer takes over the seller's contract with the developer's approval. A NOC is normally issued once a minimum portion of the price has been paid and an administration fee settled. The buyer reimburses the seller's payments, continues the remaining schedule, and the DLD records the change on the Oqood register. Once the community is complete, sales become title deed transfers with service charges cleared in advance.
What to request
- Agreement and Oqood certificate showing home type and plot number.
- The developer's statement of account and the remaining payment dates.
- A site plan showing the plot relative to the lagoon and roads.
- The developer's written NOC conditions and fees.
- Confirmation that the contract is free of finance.
Off-market offers circulate in villa communities as well. Apply the same checks, and be wary of any claim of the best deal that comes without paperwork.
