Meydan Group: verified identity and why DPF flags it

Meydan Group LLC is a Dubai company. Zawya's company profile gives its incorporation as 1 January 2010 and describes sports and entertainment activities (a horse racing club, a golf club and an equestrian club) alongside real estate, hospitality and freezone operations. Its registered base is listed as Al Meydan Racecourse Road.

The standing of the name changed in 2024. On 16 March 2024, Nakheel's press release stated that Sheikh Mohammed bin Rashid Al Maktoum mandated that Nakheel and Meydan become part of Dubai Holding, under Sheikh Ahmed bin Saeed Al Maktoum, with both boards abolished. The same release describes Meydan's activities as covering real estate, retail, hospitality, food and beverage, leisure, entertainment and healthcare, and names Canal Front Residences and District 11 Opal Gardens as projects. DPF could not confirm from an official source whether "Meydan Group" still trades as a distinct developer brand, or what its current legal structure is.

Meydan Group projects: what is verified

A 2013 MEED report says Meydan Group and India's Sobha Group formed a joint venture to build District One in Mohammed Bin Rashid City, next to Meydan Racecourse. That joint venture is a separate entity, widely listed as Meydan Sobha, and DPF has no verified page for it. Opal Gardens is named in the Nakheel release. DPF has not verified, from developer or government sources, which other communities and buildings are Meydan Group's. In particular it could not attribute Meydan One, Meydan Horizon or any third-party scheme sold in the Meydan area to Meydan Group, so none are claimed here.

Do not confuse the name

"Meydan" is also a district, a racecourse and several project names. The Meydan area is covered on DPF's Meydan page and the Meydan One and District One pages, and an address in the district does not mean Meydan Group built it. Before buying, check the developer named on the Oqood or title deed, and the project's escrow account in Dubai REST. The Nakheel and Dubai Holding pages give group context, and the Dubai overview covers resale and distress checks.

DPF has stated no prices, handover dates, unit counts or ownership rules for Meydan Group.

Current group context after the 2024 change

The March 2024 announcement is the most important current identity fact. It placed Meydan and Nakheel within Dubai Holding and abolished their former boards. That does not erase older contracts or historical project names, but it means buyers should not assume that every new document will use the old Meydan Group structure. For a resale, the controlling document is the registered developer and seller named on the SPA, Oqood or title deed.

Dubai Holding Real Estate now presents a wider portfolio that includes several major Dubai destinations. DPF therefore keeps Meydan Group as a historical and brand profile while separating it from the Meydan district and from projects built by third-party developers in that district. A project's address is not proof of its developer.

Verification checklist for a Meydan-linked property

Ask for the exact project and plot number, the registered developer name, escrow account for an off-plan unit, construction status, original purchase price, amounts paid and the NOC conditions for transfer. For a completed home, obtain the title deed, mortgage liability letter where relevant, service-charge clearance and tenancy documents. If the contract names a joint venture, do not replace that name with Meydan Group in your due-diligence file.

Using related DPF pages

The area and community pages are useful for location research, while this profile explains the corporate name. Keep those questions separate: first identify where the property is, then identify who legally developed and sold it. This prevents a common error in Meydan searches, where a neighbourhood, racecourse, master plan and company are treated as one entity.

Frequently asked questions

Is Meydan Group the same as the Meydan area?

No. Meydan is also a district, a racecourse and several project names. An address in Meydan does not mean Meydan Group built it. Check the developer named on the Oqood or title deed.

Who owns Meydan Group now?

Nakheel's 16 March 2024 press release says Nakheel and Meydan were mandated to become part of Dubai Holding, with both boards abolished. DPF could not verify the current legal structure or whether the Meydan Group name still trades separately.

Is Meydan Sobha the same as Meydan Group?

Not exactly. A 2013 MEED report describes a joint venture between Meydan Group and Sobha Group to build District One. The joint venture is a separate entity, so check the developer on the contract for any District One unit.

How do I check a Meydan resale or below-market unit?

Confirm the developer on the Oqood or title deed, the escrow account and the original contract price. Ask for the NOC terms and service-charge clearance, compare with registered sales in the same building, and check the advert's RERA/Trakheesi permit.
