Park Heights overview

Park Heights is an apartment neighbourhood within Dubai Hills Estate, the Emaar master community in Mohammed Bin Rashid City. The Dubai Land Department project register records the Park Heights projects under the developer entity Dubai Hills Estate L.L.C, in the land area listed as Hadaeq Sheikh Mohammed Bin Rashid. The name covers several separately registered mid-rise projects rather than one tower.

DPF drafts Park Heights as a community under the Dubai Hills Estate area page, which also has a live Dubai Hills Estate community page. A soft URL answers at /communities/park-heights but canonicalises to the homepage, so it is not treated as an existing record. The Emaar developer page is live and self-canonical.

Name collisions

Dubai Hills Estate uses many park names. Park Ridge, Park Point and Park Field are separate Emaar product names, and a Park Ridge flat is not a Park Heights comparable. Executive Residences and other nearby towers are sometimes grouped with Park Heights in directories; DPF does not place them here without a deed that says so.

Location and access

Emaar positions Park Heights I above the Dubai Hills Boulevard, with outlooks toward Downtown Dubai on some elevations. Acacia and Mulberry face the landscaped greens of Dubai Hills Park instead. The neighbourhood sits within reach of Dubai Hills Mall and connects to Al Khail Road and Sheikh Mohammed Bin Zayed Road through the master community network.

Boulevard-facing and park-facing buildings live differently. A seller's skyline view or park view claim only means something once the building name, elevation and floor are on the title deed.

Projects and buildings in Park Heights

Park Heights I and Park Heights II

Park Heights I is a single residential building with one, two and three bedroom apartments. Park Heights II is registered as two buildings, recorded at DLD as Park Heights II T1 and Park Heights II T2. Emaar lists infinity-edge pools, temperature-controlled children's pools, indoor gyms, play areas and multipurpose rooms for Park Heights.

Acacia at Park Heights

The DLD register names Acacia at Park Heights as a completed project made up of Buildings A, B and C. Emaar markets Acacia as one, two and three bedroom apartments overlooking Dubai Hills Park, with a pool, play space and a multi-purpose hall.

Mulberry at Park Heights

Mulberry at Park Heights and Mulberry II at Park Heights appear on the register as lettered blocks. Emaar describes Mulberry as one to three bedroom apartments with common terrace areas, temperature-controlled pools and jogging and cycling links toward neighbouring schools.

Delivery and ownership scope

All four project names show completed status on the DLD project register, so resale stock is ready property. Regulation No. (3) of 2006 does not name Dubai Hills Estate in its original schedule. DPF therefore reads the ownership right on the title deed of each unit rather than describing the whole neighbourhood as freehold.

Filing mistakes to watch

Cards that say only "Park Heights, Dubai Hills" are incomplete. Ask which registered project the unit sits in: Park Heights I, one of the two Park Heights II buildings, an Acacia block or a Mulberry block. Service charges, NOC desks and floor plans differ by building, so the correct project name matters before any comparison.

Finding distressed and below-market units in Park Heights

Finding distressed and below-market units in Park Heights means reading seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. Typical sellers include investors exiting tenanted flats, owners moving to a villa inside Dubai Hills Estate, and mortgaged owners who need a quick exit.

Because every Park Heights project is delivered, almost every opportunity is a ready title deed transfer. A seller offering an off-plan assignment under the Park Heights label should explain exactly which asset is being assigned and why it is not on a title deed.

Benchmark a below market claim against recent Dubai Land Department transfers in the same building, bedroom count and outlook. A boulevard flat in Park Heights I and a park-facing Acacia unit can trade on different references. DPF shows the seller's label and does not value units.

Distress-purchase risks include building mis-filing across the four projects, mortgages larger than the agreed figure, tenancies running past your move-in plans, service charge arrears and confusion with Park Ridge or Park Point listings.

Buying checks before you pay

Settle each of these in writing before money moves:

For tenanted units, read the Ejari certificate and notice dates. If the seller produces an Oqood instead of a title deed, ask why a completed Park Heights apartment has not been fully registered.

Frequently asked questions

Who developed Park Heights?

Emaar developed Park Heights inside Dubai Hills Estate. The DLD project register records the developer entity as Dubai Hills Estate L.L.C for Park Heights I, Park Heights II, Acacia and Mulberry.

Can I buy in Park Heights below the original price?

Yes, if a motivated seller prices a unit beneath a verified reference. Compare DLD transfers in the same building and outlook, and confirm service charges and any mortgage are cleared before relying on the label.

Which buildings belong to Park Heights?

Registered project names include Park Heights I, Park Heights II with two towers, Acacia at Park Heights and Mulberry at Park Heights. Match the project and block on the title deed.

Is Park Heights the same as Park Ridge?

No. Park Ridge is a separate Emaar project in Dubai Hills Estate with its own registration, layouts and service charges, so it should not be used as a direct comparable.

Is a Park Heights apartment automatically freehold?

DPF does not assume so. Dubai Hills Estate is not named in the original schedule of Regulation No. (3) of 2006, so read the ownership right on the unit's title deed.
