Acres is the DPF community label for Meraas The Acres, a standalone villa community in Dubailand marketed with three- to seven-bedroom villas, Acres Estates collections, Halo Loop Park, swimmable lagoons, gardens and a clubhouse. Meraas materials describe nature-led villa living with landscaped pathways connecting homes to parks and lagoons.

Marketing often says The Acres while the community slug stays Acres, so match the SPA project name before you compare two cards.

Phase collections do not share one payment plan ledger. Treat each Acres SPA as separate even when two villas sit on the same park row.

Finding distressed and below-market units in Acres

Acres distress deals on DPF are mostly off-plan villa resales labelled below original price, below OP, off-plan distress or below market by the seller. A motivated seller here is typically a Phase 1 assignee who needs liquidity before The Acres villa handover completes. Oqood contracts require Meraas assignment consent; deeded homes move on the ready transfer path. Below market claims need DLD evidence from the same villa type and plot orientation. DPF only relays the Acres seller category; it does not price the home.

Compare like for like: same bedroom count, single-row versus corner plot and park or lagoon outlook. Call for the SPA and Meraas's statement of account before you treat any original-price gap as final.

Clarify early whether the Acres SPA is still an off-plan resale on Oqood or already a title deed ready transfer, because NOC and assignment steps differ.

Buying checks before you pay

Before committing funds to an Acres villa:

• Registration: confirm Oqood versus title deed on the unit.
• Payment plan: ask Meraas for a ledger of instalments cleared and any post-handover balance.
• Outstanding balance: note in the MOU who settles Meraas dues or a mortgage discharge at transfer.
• Developer NOC: Meraas issues the NOC Dubai Land Department needs for Acres transfers.
• DLD transfer: agree Acres registration and trustee fee shares before the appointment is booked.
• Service charges: review the villa community budget that applies to your plot type.

Confirm plot boundaries and pool rights on the SPA. Ask whether furniture shown in Acres listing photos is included in the deal.

Keep Meraas park and lagoon amenity claims separate from the SPA plot schedule when you compare two Acres villas.
