The Haven
The Haven is the Meraki Developers twin-tower apartment project in Majan, Dubai. This guide explains how distress deals and below original price resales show up on DPF, how to avoid Haven by Aldar mix-ups, and which title deed, NOC and service charge checks to finish first.

The Haven overview
The Haven is the DPF record for Meraki Developers' apartment project in Majan, Dubailand. Meraki's The Haven I page describes a twin-tower residential and commercial scheme with studios through three-bedroom apartments, a community centre, gym, yoga studio, reflection garden and pool deck beside a public park. Registry mirrors list Meraki Real Estate Development One Person L.L.C as master developer and file The Haven A and The Haven B under Majan.
DPF places The Haven as a community under the live Majan area page. The /communities/the-haven address answers with a homepage canonical, so it is a soft catch-all and not a live twin. There is no live DPF developer page for Meraki, so related links stay on Majan and the Dubai city page.
CRITICAL: not Haven by Aldar
The Haven in Majan is a different product from Haven by Aldar in Wadi Al Safa Five. Haven by Aldar already has a live DPF page at Haven by Aldar, which covers Verdes apartments and other Aldar Haven phases. Do not merge The Haven Meraki cards with Verdes, Park Haven, Elite Haven, Serene or any Aldar Haven label. DPF treats a card as this page only when the title deed or Oqood names The Haven under Majan with Meraki as developer.
Meraki also markets later Haven phases such as The Haven II and The Haven III. Match the phase and tower letters on the paperwork before you treat two cards as the same building.
Location and access
The Haven sits in Majan within Dubailand, with Meraki citing road links toward Sheikh Mohammed Bin Zayed Road and the Dubai-Al Ain Road. The developer markets short drives toward Global Village, IMG Worlds, Silicon Central and Dubai Hills Mall. Access is car-led; confirm parking and any electric-vehicle bays on the deed.
Twin-tower outlooks differ across park-facing and court-facing stacks. A park-facing studio and a rear-facing studio are not the same product. Rely on the deed floor plan for layout and view.
Projects and buildings in The Haven
Twin towers under Meraki
Meraki markets The Haven I as two towers with ground plus eight residential floors and shared amenities. Registry mirrors name The Haven A and The Haven B. Home counts on marketing pages are skipped here because they can disagree with the deed schedule. Match the tower letter and unit number on the title deed or Oqood.
Amenities and facilities
Meraki lists co-working spaces, indoor and outdoor gyms, a yoga studio, separate adult and children's pools, children's play, a reflection garden, guest lounge and managed parking. Ask Meraki or the community manager which facilities are delivered for your tower and which remain shared across later Haven phases.
Construction status
Meraki markets The Haven I as handed over. Ask for the issued The Haven title deed PDF and check that no open Oqood line remains against the unit. Later Haven phases may still be off-plan; do not assume every Haven card in Majan is ready stock.
Ownership scope
DPF reads the ownership right printed on each The Haven title deed or Oqood. It does not describe the whole of Majan as freehold, and it never inherits freehold language from Haven by Aldar.
Finding distressed and below-market units in The Haven
Finding distressed and below-market units in The Haven starts with seller-labelled cards on DPF: distress sale, below OP, below original price, below market or motivated seller. Ready The Haven I stock usually trades as title deed resales; later phases may still show as off-plan resale or off-plan assignment. Motivated The Haven sellers include short-hold investors exiting, relocating owners, landlords clearing vacant apartments, and joint owners settling a shared title.
Compare any below market claim with DLD-registered sales in the same Haven tower, floor band, bedroom count and outlook. Never price a Majan The Haven card against a Verdes or Haven by Aldar comparable. DPF shows the seller's label and does not value units.
Distress-purchase risks include Aldar Haven mix-ups, unpaid service charges, mortgage discharge delays, seller-tenant disputes, incomplete parking allocations and a title deed that still shows a prior co-owner.
Buying checks before you pay
Get each item confirmed in writing before any money moves:
- Registration: the title deed or Oqood shows The Haven, Majan, the correct tower and the unit number, matching the SPA and the DPF card.
- Payment plan: on ready stock, lock the price and any mortgage discharge; on later off-plan phases, pull Meraki's statement of account for paid and remaining instalments.
- Outstanding balance: write who clears unpaid The Haven service charges, utilities and any Meraki dues.
- Developer NOC: secure Meraki's NOC for the named The Haven unit before the DLD transfer appointment.
- DLD transfer: finish the The Haven transfer at a registration trustee and confirm your name on the updated deed or Oqood.
- Service charges: ask the community manager for the current schedule for that tower.
Check project details through official DLD channels. Complete The Haven transfers only through the agreed trustee or bank path.
