Developer overview

"Live on a Star" is the tagline Acube Developments uses, and it explains the naming of every project in its portfolio: each building takes the name of a star. Electra is a star in the Pleiades cluster, Vega is the brightest star in the constellation Lyra, and Adhara Star carries the theme into Arjan.

Acube describes itself as a Dubai company offering construction and development services for residential and commercial property, and as a partner for investors from the start of a project. Its CEO is Ramjee Iyer, and the values listed on the About page are transparency, diversity, quality and integrity.

Portfolio and locations

The website presents three projects across three communities.

• Electra, Jumeirah Village Circle – a mainly residential tower with studios, one- and two-bedroom apartments, two-bedroom units with private pools and three-bedroom homes. The amenity list is long and family-oriented, including a beach-themed pool, a sky pool, a kids' cinema, an indoor play area, mini golf, a games arcade, a jacuzzi, steam and sauna rooms, and a toddlers' play and reading room. The three buildings target slightly different buyers. Electra's amenity list leans heavily towards families with young children, Vega's towards fitness and outdoor activity, and Adhara Star mixes homes with shops. When comparing listings, look at the building first and the price second.

Property types

Acube builds apartment towers, from studios to three-bedroom homes, with some units featuring private pools and some retail space at Adhara Star. None of its projects is presented as completed, so an Acube resale today is likely to be an off-plan transaction registered through an Oqood rather than a title deed.

What buyers should verify

1. Construction progress. Electra's published updates showed an early stage of construction. Ask the developer for the latest progress report and check the project's status with the Dubai Land Department.
2. Expected completion. Ask Acube for the current handover estimate in writing and compare it with what the seller tells you.
3. Payment plan statement. Request a developer statement of instalments paid and the amount outstanding, including any linked to construction milestones.
4. Unit specifics. If a listing advertises a private pool, confirm that the unit type on the Oqood matches.
5. NOC terms. Many developers set a minimum paid amount before they allow an off-plan resale. Confirm Acube's rule and the NOC fee.
6. Seller's documents. Ask for the Oqood, the sale and purchase agreement and the latest receipts, and check that the seller's name matches across all three.

Finding distressed and below-market Acube properties

Because Acube's buildings are still being built, distress on its stock is about the seller's position rather than a finished home. An investor who bought at launch may no longer want to fund construction-linked instalments, or may want to move money into a different project. Those owners become motivated sellers, and some advertise an urgent sale.

Asking below original price, or below OP, means pricing under the seller's original contract with Acube. Below market value compares the asking price with recent resales of similar units in the same building. In both cases the buyer of an off-plan resale takes over the remaining payment plan, so the true cost is what is paid to the seller plus everything outstanding to the developer.

A cash buyer can sometimes settle a seller's balance and complete quickly, but the NOC from Acube and the Oqood transfer at the Dubai Land Department remain required steps. DPF brings listings together for comparison only and does not set prices.
