ADE Properties
Offered a Greygate, Barari Gate or Deansgate contract by a motivated seller? This guide explains who ADE Properties is, what its company profile says about each Dubai project, and how to judge an off-plan resale, a distress sale or a price below market before you sign.

Developer overview
ADE Properties is an Emirati-owned developer and part of the Al Dallal Group, which its company profile says has been active in UAE real estate since the 1950s and has more than a hundred developments across Dubai. The business is led by Ahmad and Mahmood Al Dallal with Mohammed Ahmad Al Dallal as third-generation chief executive. Its office is in Bay Square, Business Bay.
The current residential portfolio is three apartment buildings, one in JVC and two in Majan. Other listings appear on the Dubai city page.
ADE projects in Dubai
Greygate Residences, JVC
Greygate is a 15-floor building in Jumeirah Village Circle with 223 homes: 149 studios and 74 one-bedroom apartments, plus five ground-floor shops.
Barari Gate, Majan
Barari Gate rises in Majan with ground-floor retail and ten residential levels, crowned by private pools and infinity edges. ADE lists wellness, leisure and family amenities. Gulf News covered its launch.
Deansgate, Majan
Deansgate is a mixed-use building in Majan with an active ground floor and ten residential levels, offering studios to four-bedroom apartments.
DPF does not repeat completion quarters or payment plan details.
Finding distressed and below-market ADE contracts
All three buildings are off-plan, so distress means an off-plan resale. Greygate is dominated by studios, and studio buyers are often small investors with limited room to absorb a large instalment; that can create motivated sellers ready to assign below original price.
In Majan, competition from many new mid-rise launches may also push some early buyers to exit before completion. DPF gives no view on whether a particular ADE quote is good value; registered sales in the same tower and finished homes close by are the fairer test.
ADE-specific checks
Group track record
The Al Dallal Group has many Dubai buildings. Ask which ones ADE itself developed and visit a completed example.
Studio-heavy mix
At Greygate, many similar studios will compete at resale. Compare net area and view carefully.
Two Majan buildings
Barari Gate and Deansgate share a district. Confirm the building on the Oqood.
Pool-topped design
Barari Gate's upper-level pools need careful maintenance. Ask how costs are shared.
Retail neighbours
Ground-floor shops bring convenience and noise. Ask what uses are allowed.
Handover sequencing
ADE has three buildings under way. Ask the order in which they will complete, because two Majan handovers close together could add resale competition for your unit.
Due diligence before transfer
- Match unit, building and seller on the Oqood.
- Obtain ADE's NOC confirming no outstanding instalments.
- Request a payment plan statement.
- Look up the ADE project's escrow account and site progress with DLD.
- Get ADE's estimate of annual owners association fees.
- Record the ADE assignment at a trustee office; a title deed is issued after completion.
Questions to ask an ADE seller
Ask what the seller paid at booking and since, and how the asking figure compares. Ask for the signed agreement and booking receipts, then have ADE confirm the outstanding balance and its transfer charge by email. Check whether ADE is releasing fresh Greygate or Majan units at the same time. For Greygate, ask how many other studio contracts are listed, since a cluster of resales gives a patient buyer more room.
Reading JVC and Majan
JVC is a mature community with a large tenant base, schools and parks, but also heavy supply of studios and one-bedroom homes, so a new building must compete on layout and management. Majan, off Al Ain Road and the E311 near Al Barari and Global Village, is newer and still filling with mid-rise stock; rents can soften briefly when several buildings complete together.
Before committing, check the street around each plot, the walk to shops and bus stops, and which nearby plots are still empty.
Price evidence deserves extra care in a studio-led building. When dozens of near-identical units are listed at once, asking figures can drift well above what buyers actually pay, so treat portal prices as a starting point only. A genuine below market offer should look low against registered sales of comparable studios in JVC, not just against other listings. For Majan apartments, look at how the larger layouts at Deansgate compare with three and four-bedroom homes in nearby Dubailand communities, since family buyers there often weigh an apartment against a townhouse. Finally, factor in the service charge once the owners association sets its first budget; small differences in running costs change the real value of a studio over several years, and ADE's long family history in Dubai does not remove the need to test each building on its own merits.
