Al Andalusia Group
Interested in a Maya townhouse or a Bottega Nove apartment from a motivated seller? This guide explains what Andalusia Group builds in Majan, how its townhouse and apartment stock differ, and how to assess a distress sale, off-plan resale or price below market before transfer.

Developer overview
Andalusia Group, listed in the DPF database as Al Andalusia Group, is a Dubai-based group whose development arm, Andalusia Real Estate, states on the official website that it was founded in 2019 and is headquartered in Dubai, with activity in Saudi Arabia and Türkiye. The group's projects page shows a UAE portfolio and a separate Lebanon tab.
In Dubai, the group's work is concentrated in Majan, the mixed-use district inside Dubailand. It combines a neighbourhood mall with small townhouse clusters and a newer apartment building, which gives buyers an unusual mix of product from one developer in one location. Andalusia Courtyard Mall
The group says Andalusia Courtyard Mall opened in 2020 to serve Majan and nearby communities with dining, fitness, wellness, medical services and family facilities including a daycare. It is a retail asset rather than a residential one, but it shapes daily life for residents of the group's homes nearby.
Maya Townhouses, Phases A and B
Andalusia describes Maya Townhouses Phase A as introducing duplex one-bedroom homes alongside one, two and three-bedroom townhouses, with shared amenities and a suburban feel. Phase B followed with fourteen further units in the same format.
Larger Maya townhouses
A further Maya collection is described as larger townhouses with three and five bedrooms and their own amenities, aimed at families wanting more space.
Bottega Nove
The group announced Bottega Nove as a nine-storey, Italian-inspired residential building in Majan, built with Italian materials and sold through an exclusive broker. Its launch release also mentioned flexible payment options, including crowdfunding participation. DPF does not repeat project valuations or completion targets.
Finding distressed and below-market Andalusia properties
Townhouse clusters with a small number of units rarely see heavy resale volume, so each opportunity is individual. A motivated seller of a Maya townhouse is usually reacting to personal events: a job move, a family change or a decision to upsize. Because there are so few comparable sales, an asking figure can look below market simply because there is no recent benchmark, or look high for the same reason.
For Bottega Nove, the more common pattern is an off-plan resale, where an early buyer transfers a contract before completion. If the remaining payment plan has become a burden, that buyer may agree a price below original price. Crowdfunded or fractional interests are a different product altogether; make sure you know whether you are buying a whole unit with an Oqood or a share in a vehicle.
DPF does not publish prices or certify listings as under value. Use DLD transaction records for Majan and, where possible, for the same cluster or building.
Checks for an Andalusia resale
Townhouse format
Duplex one-bedroom townhouses are an unusual format. Check bank appetite for valuation and lending before relying on a mortgage.
Shared amenities
Ask how pools and landscaping in Maya clusters are managed and what service charge applies.
Crowdfunding exposure
For Bottega Nove, confirm whether the seller holds a registered unit or a crowdfunded interest, and what rights that carries.
Mall proximity
Being next to a mall brings convenience and traffic. Visit at peak hours.
Majan supply
Majan has many new buildings. Compare an apartment resale with completed neighbours.
Living in Majan
Majan sits between Al Barsha South and Arjan, with access to Sheikh Mohammed Bin Zayed Road and Umm Suqeim Street. It mixes apartment buildings, small townhouse pockets and community retail, and many residents commute to Al Barsha, Dubai Hills or Jebel Ali. For an Andalusia home, the mall next door is a daily convenience, while traffic around school times is worth checking in person before you commit.
Phase identity
Maya Phase A and Phase B look alike from the street. Make sure the deed names the correct phase and plot, because service arrangements and handover dates can differ between them.
Exit planning
Because townhouse resale volume in Majan is low, think about how long a future sale could take. A buyer who may need to exit within a year should weigh that liquidity risk alongside any price advantage from a distressed owner.
Due diligence before transfer
- Match the unit and plot on the title deed or Oqood with the seller's paperwork.
- Ask the seller to obtain the developer NOC confirming nothing is outstanding.
- Get statements for service charge and any remaining instalments.
- Read the sale and purchase agreement for resale and assignment terms.
- Confirm escrow details for Bottega Nove through DLD.
- Complete at a registered trustee office with any mortgage released.
