Amali Properties projects in Dubai: who the developer is

Amali Properties is a Dubai property developer that presents itself as a boutique operation. Its own website talks about "boutique, deeply personal living experiences" and lists three names: Amali Island, Amali Residences and Amali Villas. It is a young brand. Press coverage dates its public launch to spring 2024, so there is no long delivery history to read yet.

That shapes how to approach it. Most of what carries the Amali name is off-plan or still under construction, and DPF could not find a completed Amali handover in any source it opened. Anyone hunting for an Amali resale below original price should expect thin supply.

Official website, launch and developer status

The company's site is amaliproperties.com. The pages DPF read show the three project names, enquiry and registration-of-interest buttons, and links to terms, payment terms and privacy policy. They do not show a registered address, a RERA or DLD developer number, or the legal name of the licensed entity. DPF has therefore not been able to confirm the exact legal entity behind the brand from the developer's own pages.

The launch was reported on Ali Sajwani's personal site, which describes an event at The Royal Atlantis in Dubai and names Ali Sajwani as co-founder and chief executive and Amira Sajwani as co-founder. A press release carried by Zawya names Ali Sajwani as CEO and co-founder and gives Amira Sajwani's title as COO and co-founder. Dates for the launch event differ by a day between the pages DPF opened (30 April and 1 May 2024), so treat it as the end of April 2024.

Ownership and the Sajwani family link

Ali Sajwani's own website states that he is the son of Hussain Sajwani, the founder of DAMAC Properties, and that he holds a managing director role at DAMAC covering operations, finance and hospitality. That is a family and management connection. It is not the same as saying Amali Properties is a DAMAC subsidiary, and none of the Amali pages DPF opened says who owns the company or that it sits inside the DAMAC group.

So DPF treats Amali as its own brand until a source says otherwise. In practice, the party that signs your sales and purchase agreement and appears on the Oqood record is what matters. Read the seller and developer names there, not the marketing material. If you want background on the larger group name, the DAMAC Properties developer page covers that separately.

Amali Island on The World Islands (under construction)

Amali Island is the project with the most detail on record. According to the Zawya press release, it is a 24-villa development on The World Islands, formed by joining the Uruguay and São Paulo islands, roughly seven minutes from the mainland by the release's own estimate. The same release says each villa has a private beachfront of up to 50 metres, that the architects are ELASTIC, and that piling works were due to begin in March 2025 with completion targeted for Q1 2027. The launch announcement on Ali Sajwani's site adds a total area of 1.2 million square feet and interiors by HBA Residential.

Those are developer statements and DPF has not checked them against construction progress. Before relying on any "Amali handover" date, look at the project's Dubai REST escrow record and the DLD project status, and ask the seller for the latest engineer's progress certificate. With only 24 villas, each unit is effectively its own market. There are no comparable sales in the usual sense, so any below-original-price claim has to be tested against what the first buyer actually paid under the Oqood contract.

One more caution. The World Islands sit offshore, and DPF has not opened a DLD or government source confirming the title status of this plot. Check the registered title or Oqood reference directly with the Dubai Land Department before you assume anything about ownership eligibility.

Amali Residences at the Dubai Water Canal

The developer's site lists Amali Residences as a Dubai Canal project with contemporary, heritage-inspired apartments, podium villas, duplexes and penthouses, and shows it in a preview and registration phase. A magazine feature on JamesEdition places it on the Dubai Water Canal in Al Wasl and says it was conceived by Amali Properties together with AHS Properties, while some broker pages name only AHS Properties. The AHS Properties project list that DPF read does not include it.

Because the sources disagree, DPF does not state who the licensed developer is, and it does not repeat storey counts, unit numbers or handover dates that appear only on broker or magazine pages. If you are offered an Amali Residences unit on assignment, the first document to ask for is the Oqood certificate showing the developer entity, followed by the escrow account details. For the district, see Al Wasl and the Al Wasl community page.

Amali Villas and the "Amali Tower" question

The site also lists Amali Villas, with a named villa, Villa Elaine. No location, size or status appears on the pages DPF read.

DPF was asked about an "Amali Tower" and could not find a project of that name on Amali Properties' site or in any official source. Do not confuse it with Amal Tower, a separate name that appears in other developers' portfolios. If an agent is advertising "Amali Tower", ask for the permit number on the advert, then search it on the DLD system and see which developer and plot it resolves to.

Where Amali projects sit in Dubai

The projects sit in two very different settings: an offshore island development on The World Islands, and a canal-side project in Dubai. DPF found no Amali activity outside Dubai in the sources opened.

Delivery record and Amali handover

DPF could not find a published delivery record: no handed-over project, snagging history or service-charge data from official sources. That is expected for a developer whose first project is still being built, but it means "Amali developer reviews" will mostly be marketing and broker commentary.

Amali off-plan resale and distress: what to check

A distress sale in this segment usually means an off-plan buyer who needs to exit before handover. Ask for the following, in this order:

An advert for any unit must carry a RERA/Trakheesi permit number. If it does not, walk away. Treat any payment plan on resale as something to confirm against the contract, not the listing. And if the asking price looks unusually low, ask why before anything else.

Frequently asked questions

Who is behind Amali Properties?

Amali Properties names Ali Sajwani as co-founder and CEO and Amira Sajwani as co-founder, according to the launch announcement and a Zawya press release. Ali Sajwani's site says he is the son of DAMAC's founder, but DPF found no source stating that Amali is a DAMAC subsidiary.

What are Amali Properties' projects in Dubai?

The developer's website lists Amali Island on The World Islands, Amali Residences on the Dubai Canal, and Amali Villas. Amali Island is the one with a published construction timetable. DPF found no completed Amali project and no Amali activity outside Dubai.

When is Amali Island due for handover?

The Zawya press release gave March 2025 for the start of piling works and Q1 2027 for completion. That is a developer target. DPF has not verified progress, so check the Dubai REST escrow record and ask for a current engineer's certificate before relying on it.

Is there an Amali Tower in Dubai?

DPF found no project called Amali Tower on Amali Properties' site or in official sources. The developer's listed names are Amali Island, Amali Residences and Amali Villas. If you see an advert for it, check the permit number on the DLD system and see which developer it resolves to.

Can I find an Amali resale below original price?

Possibly, but supply is limited and DPF has seen no verified examples. Any off-plan resale needs the Oqood certificate, developer NOC, payment statement and a check that assignment is allowed. With only a small number of units, compare the ask with the original contract price, not with nearby projects.
