Developer overview

Amer Al Ghurair Real Estate, recorded in the CRM as Amer Alghurair Development, says it was founded in 1996 and combines development with construction, leasing, property management and asset services. Much of its history is in managing residential and commercial buildings; its own development portfolio, as listed on the official site, is two residential towers in the Living Legends community in Dubailand.

That background matters for buyers, because the same company that builds the towers also runs a property management business. Other listings appear on the Dubai city page.

Amer Al Ghurair projects

Living Legends R1

R1 is a 14-floor residential tower with 234 units. Amer Al Ghurair describes a corner position with views on three sides, a glass facade, smart-home features and large windows. It lists Dunecrest School, Global Village and IMG Worlds as nearby landmarks and places the tower inside a secure, gated community.

Living Legends R5

R5 is the second tower in the portfolio. Company material says it was completed and has moved into handovers.

Community amenities

The developer says each building has rooftop amenities, alongside community pools, playgrounds, fitness spaces and jogging trails.

DPF does not repeat delivery dates for R1.

Finding distressed and below-market Living Legends homes

R5 is handing over, and new handovers often bring a wave of resales from investors who bought to sell at completion. A motivated seller who cannot find a tenant quickly, or whose mortgage is about to start, may list below market.

R1 trades as off-plan or newly finished stock depending on its stage. Where it is still a contract, distress means an off-plan resale: an early buyer facing the final payment plan instalment may assign below original price. DPF does not certify any figure as under value; compare with DLD-registered transfers in both towers.

Amer Al Ghurair-specific checks

R1 or R5

The towers share a community but differ in stage. Confirm the tower on the title deed or Oqood.

Corner views

R1's three-sided views depend on the stack. Visit the actual unit.

In-house management

Ask whether Amer Al Ghurair will manage the building and how its fees compare with independent managers.

Gated community rules

Living Legends has its own access and community rules. Ask about master community fees and move-in procedures.

Newly handed-over units

At R5, request the snagging report and confirm defects are closed.

Rooftop amenities

The developer says every building has rooftop facilities. Ask who maintains them, when they open and whether their upkeep is included in the building service charge.

Due diligence before transfer

Questions to ask a Living Legends seller

Ask whether the seller has taken handover, whether the unit is let and what the snagging list contained. For a newly completed tower, how quickly defects were fixed says a lot about the developer's service. Ask how many other units in the same tower are listed, because many resales at once usually means investors are exiting together. For an R1 contract, request the receipts and the developer's written balance statement.

Reading Living Legends and Dubailand

Living Legends is a gated community off Sheikh Mohammed Bin Zayed Road, near Global Village, IMG Worlds and the Dubailand schools, with villas, townhouses and apartment buildings around a golf course. It suits families who want space and quieter streets, but commuting times to the business districts at peak hours can be long.

Compare R1 and R5 apartments with other buildings inside Living Legends, including towers from other developers, and with nearby Majan stock. Look at service charges, parking, view and the age of each building, since those differences drive resale values more than headline amenities.

Because Amer Al Ghurair also manages property, ask how it separates its developer and manager roles. Owners sometimes find it harder to challenge a service charge budget when the developer controls building management, so request the owners association set-up timetable and the management contract term. A seller pricing below market may simply be reacting to high running costs, which would also affect you. Check the community's master fee as well, since gated estates with golf courses, pools and security staff carry costs beyond the tower itself. Finally, compare R1 and R5 with the older apartment buildings already standing in Living Legends; they show how the community's buildings age and how well common areas are maintained over time.
