AMIS Development calls itself a boutique developer with a strong focus on design. It is led by its Founder and CEO, Neeraj Kumar Mishra, and its "About us" page puts customer-first values at the centre of the business.

Most of the AMIS portfolio is in Meydan, especially in District 11, where it has a cluster of apartment buildings and a villa project. Its newest coastal project is on Dubai Islands. The most distinctive scheme is Fleurs de Jardin, a collection of villas and mansions designed by Jacob & Co and inspired by one of its timepieces.

Because AMIS is a smaller company, it has fewer projects than the large master developers. Each building therefore has a thinner resale market, which matters when you judge whether an asking price is genuinely low.

Property types

AMIS builds apartments, from one-bedroom units up to larger homes, plus four-bedroom townhouses at The Tides and villas and mansions at Fleurs de Jardin. The Tides is sold fully furnished. The portfolio therefore runs from compact apartments to large detached homes, and resale prices for the different types should never be compared with each other.

What buyers should verify

  1. Location of The Tides. The Tides project page names Dubai Islands in its title and overview, but the page footer also shows a "District 11, Meydan" location block. Check the plot and community on the Oqood before you commit.
  2. Building name. Woodland Crest, Woodland Terraces and Woodland Residences have similar names, so confirm that the listing and the registration refer to the same building.
  3. Completion status. Ask AMIS for the current handover estimate for the project and check its status with the Dubai Land Department.
  4. Payment plan statement. Ask AMIS to confirm in writing how many instalments have been settled and what balance is still outstanding.
  5. Resale NOC. Confirm when AMIS will issue a NOC and whether a minimum paid share applies.
  6. Furnishing. At The Tides, check what the furniture package includes and whether it transfers with the unit.
  7. Villa specification. For Fleurs de Jardin, compare the plot, layout and finish in the sale agreement with the marketing material, since design-led villas can vary a lot from one plot to another.

Finding distressed and below-market AMIS properties

With a boutique portfolio, AMIS resales are not frequent, and each one needs to be judged on its own facts. A seller may be an early investor in an off-plan building who would rather exit than continue paying instalments, or an owner who needs money for another purchase. Either may advertise an urgent sale, and a motivated seller may price below what similar units have recently fetched.

Below original price, or below OP, means less than the seller paid AMIS under the original contract. Below market value is judged against what comparable homes have recently resold for. In an off-plan assignment, the remaining instalments become the new buyer's responsibility. A cash buyer may clear it immediately, but the NOC and DLD registration are still needed. For a ready unit, the transfer is a standard title deed sale, and the buyer should check for any mortgage that must be released first.

Because there are few comparable sales, ask the agent for registered transactions in the same building or district rather than relying on a headline figure. Also compare the price with similar homes from other developers nearby in Meydan or on Dubai Islands.
