ANAX Developments Projects in Dubai
A factual profile of ANAX Developments, the Dubai arm of ANAX Holding, with its four listed projects and what to check before buying an off-plan resale.

ANAX Developments in Dubai: company identity
ANAX Developments is a Dubai-based residential developer. On its own website it describes itself as the real estate arm of ANAX Holding, a group that also lists hospitality and financial markets among its divisions. The Khaleej Times names the V-Suites developer as ANAX Developments LLC. The website gives an office on the 27th floor of Aspin Commercial Tower on Sheikh Zayed Road. DPF has not opened the Dubai Land Department developer register, so the licence and registration numbers are not quoted here.
The brand is not a master developer. It sells individual apartment projects on plots in existing Dubai districts, and it markets them under the line “Built Different”. If you are searching for ANAX Developments projects in Dubai, that is the picture: a small, recent portfolio of mid-size buildings rather than a long record of finished communities.
Official website and developer status
The official site is anaxdevelopments.com. It lists four projects and a set of destinations (Business Bay, Dubai Islands, Al Furjan and Warsan Fourth, plus Meydan as a destination heading). It does not publish a RERA developer number or a licence page in the content DPF reviewed. That is not unusual for a developer website, but it means you should not rely on the brochure for regulatory status. Ask the selling agent for the project registration and check it against the Dubai REST and DLD records before paying a deposit.
The same caution applies to awards and sales claims on the site. They are marketing statements and DPF has not verified them, so they play no part in this page.
Group relationship: ANAX Holding
ANAX Developments sits inside ANAX Holding. The website describes the holding company as spanning development, hospitality, financial markets and other divisions, and the Kyomi Residences press release carries a contact address at anaxholding.com. DPF could not confirm the shareholding structure or whether any other group company is a licensed developer in Dubai. Treat the holding company as a brand relationship, not as a guarantor of any project. The party that owes you a building, and holds the escrow account, is the registered developer entity named in your sale and purchase agreement.
ANAX Developments portfolio in Dubai
Completed
The projects page that DPF opened shows no completed or delivered project. Every development there is described as in motion, a new launch or recently launched. So for now there is no handed-over ANAX building whose snagging, service charges or owners’ association record you can inspect. That matters for anyone hoping to buy an ANAX Developments resale apartment: at this stage, any resale is really an off-plan assignment.
Under construction and newly launched
According to the developer’s site, V-Suites is in Business Bay and ELLE Residences is on Dubai Islands, both marked “in motion” with handover “from Q3 2026 onwards” stated for the portfolio as a whole. The Khaleej Times gives Q4 2026 as the V-Suites completion and describes 19 residential floors on three podiums. The developer site does not give a separate date for ELLE Residences, so DPF does not either.
Kyomi Residences is in Warsan Fourth. A press release carried by Zawya describes 121 apartments, from studios to a limited number of two-bedroom units, with completion in Q4 2027. Evora Residences, in Al Furjan, is shown on the site as launched in January 2025 with no handover date given.
Announced pipeline
The site speaks of a pipeline of more than AED 2 billion and over 1,500 planned units, and of about one million square feet of residential space. These are the developer’s own figures and DPF has not been able to match them to registered projects. Nothing beyond the four named projects is identified.
Where ANAX projects sit in Dubai
The four projects are spread across very different districts, which gives them little in common beyond the developer name. Business Bay is a mixed commercial and residential district, so check the plot and title status instead of assuming ownership rules for the whole area. Dubai Islands is a waterfront development area that is still being built out. Al Furjan is a residential community in the south-west of the city. Warsan Fourth is an eastern district without a DPF area page at the moment.
Foreign buyers can only hold freehold title in areas designated by Dubai law, so confirm the plot status on the DLD record and in the Oqood contract. Do not take a portal listing’s word for it.
Delivery record and developer track record
There is no delivery record to judge yet. The earliest handovers are stated as Q3 2026 onwards, and as of 6 October 2026 DPF has not seen an official handover announcement for any ANAX project. Until one appears, ANAX Developments developer reviews from buyers can only speak to the sales experience, not to construction quality or defects. Ask the developer for the latest RERA inspection-based completion percentage and check it against what Dubai REST shows for the project.
ANAX Developments below original price and distress sales
With no completed buildings, a distress sale in this portfolio would almost always be an off-plan resale. The seller holds an Oqood registration, not a title deed, and can only transfer once the developer issues a no-objection certificate. Before any money moves, ask for four things:
- the developer’s NOC and the amount it requires to be paid up to date;
- the payment schedule, with a statement of what the seller has actually paid;
- the Oqood record and the advert’s RERA permit (Trakheesi) number;
- the escrow account details for the project as shown on Dubai REST.
A below original price offer needs a close read. The seller may be reselling at a loss on what has been paid, but the buyer usually inherits the remaining instalments. Compare the total outstanding, not the headline discount. Treat a distress sale as a negotiation about the seller’s paid amount, the transfer fee and the developer’s administrative charge, and compare the resulting figure against recent registered transactions rather than asking prices.
The same applies to any ANAX Developments payment plan resale you are shown. A payment plan is a concept to verify with the developer, and plans differ by project and by launch phase, so DPF does not quote any.
Service charges and ownership after handover
Service charges are set per project and approved by RERA. No ANAX building has been handed over yet, so any figure circulating today is a projection. When a project completes, ask for a service-charge clearance certificate from the management company before transfer, and for the budget for the first year. If the building is part of an owners’ association, ask for its latest accounts.

Frequently asked questions
Who is ANAX Developments?
ANAX Developments is a Dubai-based residential developer that describes itself on its website as the real estate arm of ANAX Holding. Its listed projects are V-Suites, ELLE Residences, Kyomi Residences and Evora Residences. DPF has not seen the DLD developer register entry, so check the registration before you buy.
Does ANAX Developments have any completed projects in Dubai?
The projects page DPF reviewed shows none. All four are in motion, newly launched or recently launched, with handover stated as Q3 2026 onwards. Look for an official handover notice and a completion certificate before treating any building as delivered.
Can I buy an ANAX Developments apartment below original price?
It is possible in an off-plan resale, where the seller may accept less than the amount paid. You normally take over the remaining instalments, so compare the full outstanding balance, the transfer charges and recent registered sales, and get the developer’s NOC in writing first.
Where are ANAX Developments projects located?
According to the developer’s site, they are in Business Bay (V-Suites), Dubai Islands (ELLE Residences), Warsan Fourth (Kyomi Residences) and Al Furjan (Evora Residences). The developer does not list projects outside Dubai in the content DPF reviewed.
What documents should I ask for before buying an ANAX resale unit?
Ask for the Oqood record, the developer’s NOC, the seller’s payment statement, the advert’s RERA permit number and the project’s escrow details on Dubai REST. After handover, add the title deed and a service-charge clearance certificate.
