Aras Group
Shown an Aras Heights or Aras Residence contract in Majan, or a Joud unit in Al Jaddaf, by a motivated seller? This guide explains what Aras Group publishes about each Dubai project and how to judge an off-plan resale, a distress sale or a price below market before signing.

Developer overview
Aras Group is a Dubai real estate company with two arms on its official website: Aras Developments, which builds residential projects, and Aras Fine Interiors, a fit-out business. The development office is in Empire Heights in Business Bay, and project pages also give an office in The H Hotel on Sheikh Zayed Road. Its project pages use the line German Precision, Dubai Excellence to describe its build approach.
The portfolio is a set of mid-rise apartment buildings split between Dubailand and the creek. Other listings appear on the Dubai city page.
Aras projects in Dubai
Aras Heights, Majan
Aras Heights sits in Majan, part of Dubailand, and is described as a building of smart homes with studios and one to three-bedroom layouts.
Aras Residence, Majan
A second Majan building, presented as a mid-rise complex of 96 units with studios to three-bedroom apartments in a green setting. Aras lists Global Village, IMG Worlds and Al Barari as nearby landmarks.
Joud and Jamal, Al Jaddaf
Joud is a creekside building of 90 apartments in Al Jaddaf, with one to three-bedroom homes and wellness, work and leisure facilities. Jamal, a further Aras name, is listed in the same district.
Ayla No.7
Ayla No.7 appears on project pages without a confirmed location; ask Aras before relying on any listing.
DPF does not repeat release quarters or prices shown on Aras pages.
Finding distressed and below-market Aras contracts
Most Aras stock is still off-plan, so distress usually means an off-plan resale. Majan buildings attract investors who buy on a modest deposit; when a large instalment falls due, some become motivated sellers ready to assign below original price. In Al Jaddaf, buyers are more often end users and professionals, so assignments are fewer but may come from owners whose relocation plans changed.
DPF does not certify any quote as below market. Compare with DLD-registered transfers in the same building and with nearby completed apartments in Majan or the creek.
Aras-specific checks
Interiors arm
Ask whether Aras Fine Interiors fits out the units and what finishing warranty applies.
Smart-home systems
Check which smart features are included, who maintains them and whether software subscriptions carry fees.
Two Majan buildings
Aras Heights and Aras Residence share a community. Confirm building and plot on the Oqood.
Creek view claims
In Al Jaddaf, confirm what each floor actually overlooks; neighbouring plots can block creek outlooks.
Several office addresses
Confirm with Aras which office handles NOC and assignment requests.
Due diligence before transfer
- Match unit, building and seller on the Oqood.
- Obtain Aras's NOC confirming no outstanding instalments.
- Request a statement of the payment plan and any late fees.
- Check escrow and construction progress on the DLD project record.
- Ask for the projected service charge budget.
- Register the assignment with a trustee office; a title deed is issued at handover.
Questions to ask an Aras seller
Ask when the seller bought and what they have paid so far, then compare that with the asking figure. A seller wanting a premium should justify it with registered transfers, not portal asking prices. Ask whether Aras still has unsold units in the same building, and on what payment terms; if the developer is releasing stock on easier terms, an assignment must be clearly cheaper. Finally, ask to see the latest construction update the seller received from Aras and compare it with the DLD record.
Reading Majan and Al Jaddaf
Majan, between Al Ain Road and the E311, is a fast-growing district of mid-rise blocks aimed at value-conscious tenants, near Global Village and Al Barari. New supply is heavy, so pricing power sits with buyers when several buildings complete together. Al Jaddaf, beside Dubai Creek and the Culture Village, offers quick access to Downtown, Bur Dubai and the airport, with metro stations nearby. It attracts professionals and tends to have fewer distressed listings, but each one deserves scrutiny of view, noise from the creek-side roads and parking.
Before committing in either district, map your own use of the home. If you plan to live there, test the drive to work at peak hours and look for supermarkets, clinics and nurseries within a few minutes. If you plan to let it, check how many similar units are currently advertised nearby and how long they have been listed, since a long list of unlet studios in Majan signals that a new owner may face the same wait. For Al Jaddaf units, compare with the older apartment stock around Culture Village and Healthcare City, which can set the ceiling for rents in the short term. Those checks often reveal whether an assignment price is genuinely attractive or simply in line with a soft market.
