Aura Infinite Real Estate Development
Considering an Aura Elegance apartment or an Aura Elite or Prestige contract from a motivated seller? This guide explains who Aura Infinite is, what its official pages and the DLD register show for Dubai Silicon Oasis, and how to judge a distress sale or a price below market.

Developer overview
Aura Infinite Real Estate Development L.L.C is a boutique Dubai developer focused almost entirely on Dubai Silicon Oasis. Its website calls Aura Elegance its first signature development and frames the brand around family homes and steady, smaller-scale projects.
A copy of the DLD project register shows four projects filed under the company: three residential buildings in Nadd Hessa, the land district that contains Silicon Oasis, and one commercial project in Arjan. Live listings appear on the Dubai city page.
Aura Infinite projects
Aura Elegance, Silicon Oasis
Aura Elegance is a ground plus eight-floor building of 109 apartments, mixing one-bedroom, two-bedroom with maid's room and three-bedroom units. Aura lists a gym, a temperature-controlled pool, a recreation room and a rooftop terrace with barbecue space, and marks the building as fully sold out. The register records it as completed.
Aura Elite and Aura Prestige, Silicon Oasis
Two further Aura buildings are registered in Nadd Hessa as under construction. DPF does not repeat the handover dates seen on agency pages.
Aura Central, Arjan
Aura Central is listed as a commercial building with offices and retail. This guide focuses on the homes.
Finding distressed and below-market Aura homes
Aura Elegance is newly completed, and new buildings often see a wave of resales once investors take keys. A motivated seller may be someone who bought to resell at handover, cannot find a tenant quickly, or faces a mortgage start. In Silicon Oasis, where supply is steady, those owners may list below market.
At Aura Elite and Aura Prestige, distress appears as an off-plan resale. A buyer facing the next payment plan step may assign below original price. DPF does not certify any figure as under value; compare with DLD-registered transfers in the same building and the closest completed blocks.
Aura-specific checks
New handover
At Aura Elegance, ask for the snagging list and confirm defects were closed before transfer.
Three similar names
Elegance, Elite and Prestige are separate projects. Match the building on the title deed or Oqood.
Maid's room layouts
Two-bedroom units with a maid's room vary in size. Compare net area, not bedroom count.
Silicon Oasis authority
Silicon Oasis has its own authority. Ask what community charges apply alongside the building service charge.
Commercial neighbour
If buying near Aura Central in Arjan, check how commercial traffic may affect nearby homes.
Registry naming
Because the DLD register uses Nadd Hessa rather than Silicon Oasis, make sure the project name and area on your contract match the register exactly.
Due diligence before transfer
- Confirm unit and owner on the title deed, or the Oqood for off-plan buildings.
- Ask the seller to obtain Aura's NOC confirming no outstanding dues.
- Request the service charge budget and any community fees.
- Get a payment plan statement for Elite or Prestige contracts.
- Review construction progress on the DLD project record.
- Settle the transfer at a registered trustee office.
Questions to ask an Aura seller
Ask whether the seller has taken handover, let the unit or lived in it. A recently completed apartment with a tenant and a clean snagging record is easier to value than one never occupied. Ask how many units in the building are listed now; a cluster of resales soon after completion often means investors are exiting together, giving patient buyers more room to negotiate. For off-plan contracts, request the original agreement, every receipt and Aura's written balance statement.
Reading Dubai Silicon Oasis
Silicon Oasis sits on the Dubai–Al Ain Road near Academic City and International City, with a technology park, schools and a large residential population. It is popular with families and tech workers, and its own authority runs much of the infrastructure. Supply is steady rather than explosive, but several new mid-rise launches are arriving, so compare an Aura unit with older towers that often trade at lower figures, and with nearby new buildings on finish quality, parking and fees.
Buyers should also think about who will rent or buy from them later. Silicon Oasis draws staff from the technology park, nearby universities and the airport corridor, and families attracted by schools inside the community. Larger units with maid's rooms suit that family market, while one-bedroom homes compete with a wide range of older towers. Check walking distance to the community's parks, shops and bus routes, and how long it takes to reach Al Ain Road and Emirates Road at peak times. Those everyday details usually decide how quickly a unit lets and how easily it resells, and they help you decide whether a seller's figure reflects real pressure or only a hopeful listing.
