Cavara Developments
Considering a Cavara contract from a motivated seller in JVC, Jumeirah Garden City or near Miracle Garden? This guide explains who Cavara is, what its official site says about its three Dubai residences, and how to approach an off-plan resale or a price below market carefully.

Developer overview
Cavara Development is a new Dubai developer with an office in The Opus in Business Bay. Its official site describes three residences taking shape across the city and calls them the first of what is to come. The brand message is about restraint and practical layouts rather than spectacle.
The Dubai Land Department project data, as reproduced by a registry aggregator, lists the company as Cavara Real Estate Development L.L.C with three projects. The CRM spelling Cavara Developments is the public brand. None of the buildings was complete when DPF reviewed the sources, so every Cavara home currently trades off-plan. See other listings on the Dubai city page.
Cavara residences in Dubai
Jumeirah Village Circle
Cavara's site names Jumeirah Village Circle as one of its three locations, describing it as an established community. Registry and broker sources link this project to the name Delvara Residence.
Jumeirah Garden City
The second building is in Jumeirah Garden City, the redevelopment zone beside Al Satwa. Registry sources name it Lunara Residence.
Near Dubai Miracle Garden
The third is described as close to Dubai Miracle Garden, in the Arjan area, and is associated with the name Novara Residence. Promotional material describes a low-rise, garden-facing building with smart-home features.
DPF does not repeat handover estimates from third-party pages. Confirm building names and dates on the Oqood.
Finding distressed and below-market Cavara contracts
With no finished stock, Cavara distress takes the form of an off-plan resale. New boutique developers often attract investors who plan to assign before completion. If the market for assignments cools, or the next payment plan instalment arrives at a bad moment, a motivated seller may accept an offer below original price.
DPF does not label any Cavara quote as below market. Compare it with DLD-registered resales in the same building, with Cavara's current launch pricing, and with completed low-rise blocks in the same community.

Project names
The official homepage describes locations rather than naming every building. Make sure the project name on your Oqood matches the brochure you were shown.
New developer
Cavara has no completed Dubai building yet. Give escrow data and visible site progress more weight than design statements.
Different neighbourhoods
JVC, Jumeirah Garden City and Arjan behave very differently. Compare each contract only with its own local market.
Assignment terms
Ask Cavara what share must be paid before a resale is allowed and what transfer fee applies.
Low-rise service costs
Small buildings spread fixed costs over fewer owners. Ask for the projected service charge budget.
Due diligence before transfer
- Match buyer, seller and unit on the Oqood.
- Obtain Cavara's NOC confirming no outstanding instalments.
- Request a statement of the payment plan, including penalties.
- Look up escrow status and construction progress on the DLD project record.
- Confirm the developer entity named in the sale agreement.
- Register the Cavara assignment through a DLD trustee; a title deed is only issued at handover.
Questions to ask a Cavara seller
Ask the seller to show the original reservation form, the signed sale agreement and every payment receipt, then compare the total paid with the figure they want for the assignment. Ask whether they bought during a launch event, because early buyers sometimes received terms that are not available today, and those terms may or may not transfer. Find out how many units in the same building are currently being resold; a cluster of assignments at once can be a sign of weak end-user demand.
It is also worth asking Cavara directly whether it still has unsold units and at what price. If the developer is releasing stock on a fresh payment plan, an assignment needs to be clearly cheaper to make sense. Keep all correspondence in writing.
Reading Cavara's three locations
Jumeirah Village Circle is a dense, mature community with schools, clinics and a large tenant base, but also a constant stream of new buildings that compete for the same buyers. Jumeirah Garden City is closer to the old centre, near the World Trade Centre and Za'abeel, yet much of it is still under redevelopment, so neighbouring construction and road works may continue for years. The Miracle Garden side of Arjan is quieter and newer, with demand shaped by access to Umm Suqeim Road and Al Khail Road.
These differences mean a sensible offer in one location may be too high in another. Look at how long similar contracts have stayed listed, and walk the area at evening and weekend hours to see how it actually feels.
