Developer overview
Cayan Group is a real estate investment and development company with offices in Riyadh and Dubai. The group says it was originally conceived in 2004, and its experience spans high-rise residential buildings, commercial towers, gated communities and hospitality. Most of its current project list is in Saudi Arabia, with one development in Lebanon, but its Dubai work is concentrated in and around Dubai Marina.
For Dubai buyers, Cayan is a developer of completed buildings. Its Dubai projects are established towers, so its resale market is a secondary market of finished homes rather than off-plan contracts.

Cayan's Dubai list on its website includes four residential projects and one office building.
- Cayan Tower, Dubai Marina – the twisting tower whose floors rotate through ninety degrees from base to crown; the architects were Skidmore, Owings & Merrill. Apartments have contemporary interiors with marble and wood finishes, and residents use a landscaped podium and terrace, an outdoor infinity pool, a children's pool, the C-Spa health spa with sauna, and a gym. What buyers should verify
- Title deed and ownership. For completed stock, check the title deed with the Dubai Land Department and confirm that the seller is the registered owner.
- Mortgage or outstanding debt. Ask whether the unit carries a bank mortgage or other outstanding balance, and how it will be cleared at transfer.
- Building and tower. Silverene and The Jewels each have two towers. Confirm which one the unit is in.
- Furniture and condition. For furnished listings, agree an inventory in writing and inspect the apartment, since these are older buildings with varied maintenance histories.
- Tenancy status. If the unit is let, obtain the Ejari and tenancy contract and understand the tenant's rights.
- Developer or owners' association NOC. Confirm which body issues the NOC for the building and what it requires.
Finding distressed and below-market Cayan properties
Distress on Cayan stock looks different from distress on an off-plan project. There is no payment plan with the developer to take over and usually no Oqood, because these are completed buildings. Instead, the owner might be an investor who needs liquidity, a landlord tired of managing a furnished unit from abroad, or someone selling under financial pressure. Any of them can be a motivated seller and some list as an urgent sale.
"Below original price" is harder to measure for buildings this established, because the original purchase price may date back many years. A more useful benchmark is below market value: the asking price compared with recent transfers of similar apartments in the same tower, which the Dubai Land Department records. A cash buyer can often move faster than a mortgage buyer, which a seller under time pressure may value.
