Chaimaa Holding Limited
Offered an Elegance or Chaimaa Avenue apartment in JVC, or a Symphony or ISLA contract, by a motivated seller? This guide explains who Chaimaa is, what its official pages list in Dubai, and how to judge a distress sale, an off-plan resale or a price below market.

Developer overview
Chaimaa is a Moroccan family group that says it began in 1960 and has delivered more than 70,000 units and plots across Morocco and the UAE, working in Marrakech, Rabat, Casablanca and Dubai. Its Dubai property arm trades as Chaimaa Properties, and the CRM record uses the holding name Chaimaa Holding Limited. The Dubai office is in Onyx Tower 1 at The Greens, with a head office in Casablanca.
In Dubai, the group concentrates on boutique apartment buildings. Several are in Jumeirah Village Circle, with newer launches in Majan and on Dubai Islands. Other listings appear on the Dubai city page.
Chaimaa projects in Dubai
Elegance by Chaimaa, JVC
Elegance is marked as delivered. It is a boutique building in Jumeirah Village Circle with studios and one and two-bedroom homes, organic architecture and private terraces.
Chaimaa Avenue I, Chaimaa Avenue II and Chaimaa Premiere, JVC
Three further JVC buildings offer studios to two-bedroom apartments. Chaimaa Avenue II is described with smart-home systems, built-in appliances, an all-day café, ground-floor retail and a landscaped courtyard.
Symphony by Chaimaa, Majan
Symphony in Majan offers one and two-bedroom homes and is marketed as a sound-inspired building with wellness amenities.
ISLA Private Residences, Dubai Islands
ISLA on Dubai Islands is a new launch of 76 one to three-bedroom homes, with more than thirty amenities across three levels.
DPF does not repeat handover timing for any of these projects.
Finding distressed and below-market Chaimaa homes
Chaimaa's mix of delivered and off-plan buildings gives two distress patterns. At Elegance and any other completed JVC buildings, a motivated seller is usually an investor dealing with a vacancy or an owner abroad who wants to exit. With many boutique blocks in JVC, such sellers may list below market.
Symphony and ISLA are off-plan, so distress means an off-plan resale. An early buyer facing the next payment plan instalment may offer the contract below original price. DPF makes no claim that a given Chaimaa listing is underpriced; check it against registered DLD sales in that building.
Chaimaa-specific checks
Several JVC names
Avenue I, Avenue II, Premiere and Elegance are separate buildings. Confirm building and plot on the title deed or Oqood.
Terrace upkeep
Private terraces add value but need drainage and waterproofing. Inspect them closely.
Ground-floor retail
Cafés and shops bring convenience and noise. Check opening hours and deliveries.
Holding structure
Ask which UAE company signs the sale agreement and confirm it on the DLD record.
Amenity-heavy launches
ISLA lists more than thirty amenities. Ask for the projected service charge.
Due diligence before transfer
- Match unit and owner on the title deed or Oqood.
- Obtain Chaimaa's NOC confirming no outstanding dues.
- Request service charge invoices for completed buildings.
- Get a payment plan statement for Symphony or ISLA contracts.
- Review escrow and construction progress on the DLD project record.
- Close at a registered trustee office.
Questions to ask a Chaimaa seller
Ask whether a JVC unit is let, for how long, and how the building has been managed since handover. Owners of small buildings can usually describe how quickly repairs are handled. For an off-plan contract, request the agreement, every receipt and Chaimaa's written balance statement, and ask whether the developer is still releasing units in the same building on easier terms. A seller asking for a premium should support it with registered transfers.
Reading JVC, Majan and Dubai Islands
JVC is a mature community with schools, parks and a deep tenant pool, but also heavy supply, so boutique buildings compete on finishes and management. Majan, off Al Ain Road and the E311, is newer and still filling with mid-rise stock, which can soften rents when several buildings complete together. Dubai Islands is a waterfront district still being built, where buyers pay today for a neighbourhood that will mature over several years.
Each location needs its own price logic. Compare a Chaimaa unit only with its neighbours, and check how many similar homes are currently listed nearby.
Track record is one of the better tools buyers have with Chaimaa. Because Elegance is already delivered, you can visit it, walk the common areas, check the terraces after rain or cleaning, and speak to residents about the developer's after-sales response. That gives a practical baseline for judging Symphony and ISLA contracts. If an off-plan seller asks for a premium, compare it against what completed Chaimaa units in JVC have achieved in registered sales; if a contract looks below market, check that the payment plan, unit size and floor are what the seller claims. Remember that Dubai Islands units will not have a resale history for some time, so pricing there relies more on comparable waterfront launches than on the developer's own record.
