Cosmo Developments
Shown a Taormina Village townhouse in Dubailand by a motivated seller? This guide explains who Cosmo Developments is, what its official page says about the community, and how to judge a distress sale, an off-plan resale or a price below market before you put down a deposit.

Developer overview
Cosmo Developments is a UAE developer whose official projects page is weighted towards Abu Dhabi, with towers on Yas Island and a branded island project at Al Raha Beach. Its one Dubai community is Taormina Village in Dubailand, a large townhouse and villa scheme.
For Dubai buyers, that means a single community carries all the developer's local track record. Buyers should judge Cosmo on Taormina's own build quality and management rather than on its Abu Dhabi marketing. Other listings appear on the Dubai city page.
Taormina Village, Dubailand
The community
Cosmo says Taormina Village contains 838 townhouses and villas on a plot of roughly 148,600 square metres, surrounded by parks, schools, mosques and community retail. The page stresses landscaping and environmentally friendly policies.
Specification
Listed features include private balconies or terraces, fitted kitchens, fully tiled bathrooms, double-glazed windows, central air conditioning, vanity units, laundry and maid's rooms in some townhouses, ensuite bedrooms in some layouts, optional internal lifts in certain homes and private parking.
Status
The official page does not give a clear completion status for every phase. DPF does not repeat handover dates from other sources; check the Oqood or title deed and the DLD project record.
Finding distressed and below-market Taormina homes
Large townhouse communities create two kinds of distress. Where homes are handed over, a motivated seller may be a family relocating, an investor facing a vacancy, or an owner whose mortgage terms have changed. With hundreds of similar homes, those sellers sometimes price below market to secure a buyer quickly.
Where phases are still being built, distress appears as an off-plan resale. A buyer who cannot carry the next payment plan instalment may assign below original price. DPF does not certify any figure as under value; compare with DLD-registered transfers of the same type within Taormina.
Taormina-specific checks
Layout variety
Some homes have maid's rooms, lifts or ensuite bedrooms and others do not. Confirm the exact layout on the plan attached to the contract.
Optional lifts
If a home has an internal lift, ask for its warranty and maintenance costs.
Phase status
Ask Cosmo which phase the home belongs to and whether infrastructure for that phase is complete.
Community fees
Parks and shared facilities carry master community charges in addition to any building costs. Ask for the full fee schedule.
Developer base
Cosmo's main activity is in Abu Dhabi. Ask which office handles Dubai NOCs and owner issues.
Due diligence before transfer
- Match plot, home type and owner on the title deed or Oqood.
- Ask the seller to obtain Cosmo's NOC showing no outstanding dues.
- Request the service charge and master community fee statement.
- For an off-plan home, get the full instalment history.
- Check construction progress on the DLD project record.
- Settle the transfer at a registered trustee office.
Questions to ask a Taormina seller
Ask how long the family has lived in the home or how long it has been let, and request utility bills to check cooling efficiency. Townhouse owners usually know the community's real strengths and weaknesses, from school traffic to parking pressure. If the seller is assigning an off-plan contract, ask for the agreement, every receipt and Cosmo's written statement of the balance. Find out whether Cosmo is still selling similar homes directly and on what terms.
Reading the Dubailand townhouse market
Dubailand is a broad district east of Al Khail Road and around Sheikh Mohammed Bin Zayed Road, home to Global Village, theme parks and many family communities. Townhouse demand there comes mostly from families who want more space at a lower entry point than older villa districts. That demand is real, but supply is also large and growing, so buyers have bargaining power when several communities hand over at once.
Compare a Taormina home with townhouses in neighbouring Dubailand communities on plot size, layout, distance to schools and shops, and community fees. Drive to work at peak hours before committing, since commuting time is often the deciding factor for families here.
Townhouse resales also depend heavily on the condition of individual homes. Ask for any snagging reports, maintenance records and evidence of extensions or garden works, and check that alterations were approved. Air-conditioning systems, roof waterproofing and pool equipment, where present, are expensive to replace, so an older home priced below market may simply reflect upcoming repairs. A pre-purchase inspection by an independent engineer is worth the cost on any townhouse. Also compare the master community fee and service charge in Taormina with neighbouring Dubailand communities, since differences in running costs affect both your monthly budget and what the next buyer will pay.
