GJ Real Estate
Tracking GJ Real Estate distress deals or GJ below market properties? This guide covers GJ Properties Investments behind Ajman apartment towers and Biltmore Residences Sufouh in Dubai, explains urgent sale and motivated seller listings, and sets out Oqood, NOC and outstanding payment plan checks for below original price or cash buyer offers.

Developer overview
GJ Real Estate is the DPF slug for GJ Properties Investments L.L.C, an Ajman-focused developer whose official Our Story page says the firm has delivered projects across Ajman and the Northern Emirates over the last decade. Marketing uses GJ Properties and GJ Real Estate labels for the same group, so match the legal entity on the SPA and the NOC letter rather than the brochure brand alone.
Most of GJ's public off-plan list sits in Ajman. The same official project index also lists Biltmore Residences Sufouh in Dubai, which is the main Dubai product buyers will see on DPF cards. Related reading includes the Al Sufouh area page, the Dubai Marina area page for coastline context and the Dubai city page. There is no live DPF Ajman area page yet.
Portfolio and locations
GJ's official off-plan index includes, among others:
- Ajman Creek Towers, Ajman – one- to three-bedroom apartments with commercial space.
- Al Ameera Village phases, Ajman – a multi-tower masterplan in Al Yasmeen with studio to two-bedroom apartments and commercial space.
- Nuaimia towers, Ajman – apartment towers marketed in Nuaimia.
- Oasis Tower releases, Ajman – apartment buildings with freehold marketing language on GJ's pages.
- Ajman Pearl Tower, Barajeel Tower, Conqueror Tower, Sky Gardens Tower and related Ajman releases – further apartment towers on the same index.
- Biltmore Residences Sufouh, Dubai – a branded residence tower in Al Sufouh First on the Sheikh Zayed Road corridor, listed on GJ's Dubai project page.
Treat Ajman and Dubai cards as separate products. A Nuaimia studio is not comparable with a Biltmore Sufouh apartment.
Property types
GJ builds apartment towers and mixed residential-commercial buildings. Ajman stock is mainly studios and one- to three-bedroom apartments. Biltmore Residences Sufouh is marketed as branded, furnished residences with hotel-style services, so confirm whether a card is a residential title, a hotel apartment or a commercial unit before you compare prices.
What buyers should verify
1. Emirate and registry. Ajman projects use Ajman registration paths; Biltmore Residences Sufouh uses Dubai Land Department Oqood or title deed rules. 2. Legal name. Match GJ Properties Investments L.L.C or the exact entity on the SPA to the NOC letter. 3. Building and phase. Al Ameera and Oasis phases share brand names; match the phase number on the registration certificate. 4. Payment plan statement. Ask GJ for a written account of paid and outstanding instalments. 5. Resale NOC. Confirm GJ assignment windows and any balance that must clear first. 6. Branded residence rules. For Biltmore Residences Sufouh, check hotel or brand operating conditions that affect leasing and fit-out. 7. Service charges. Ask for the latest schedule for the named tower before you lock an outstanding balance clause.
Finding distressed and below-market GJ Real Estate properties
Finding distressed and below-market GJ Real Estate properties usually means off-plan assignments in Ajman towers or early Biltmore Residences Sufouh resales in Dubai. A typical motivated GJ seller bought at launch and now prefers to exit the remaining payment plan. Some GJ sellers mark an urgent sale or motivated seller claim, and a few ask less than their tower contract figure.
Below original price, or below OP, describes an asking figure lower than the seller's purchase contract with GJ. Below market value is a separate comparison with recent resales of similar apartments in the same tower. The buyer normally takes over the outstanding payment plan. A cash buyer may clear a GJ balance faster, but the developer NOC and the correct emirate transfer path still apply.
Distress-purchase risks include mixing Ajman phases, treating Biltmore hotel apartments like ordinary freehold flats, unpaid service charges, incomplete parking schedules and a registration certificate that still shows a prior co-buyer. DPF gathers GJ offers for comparison only and does not value units or verify sellers' claims.
GJ's sales lines and project pages are the right place to confirm phase names. When a listing card only says GJ or Ajman apartments without a tower name, treat it as incomplete until the SPA identifies the building. Write GJ escrow, NOC and outstanding balance answers into the sale agreement before any deposit moves.
GJ's Ajman track record and Dubai Biltmore release sit on different registries, so never copy an Ajman due-diligence checklist onto a Dubai SPA without checking each line. For Biltmore Residences Sufouh, confirm whether the unit is sold as a residential freehold title or as a hotel apartment product, because leasing rules and service charge structures often diverge. Ask GJ which registration trustee handles Dubai assignments and which office handles Ajman assignments, then write the correct path into the sale agreement.
Buyers comparing multiple GJ towers should also separate completed Ajman stock from active off-plan phases. A ready Oasis Tower resale needs title deed checks; an off-plan Al Ameera phase needs Oqood-equivalent registration and escrow checks. DPF shows seller labels only and does not verify those documents.
