Green Horizon Development
Considering a Green Horizon off-plan resale or a motivated seller at Meriden Beach? This guide covers the Dubai developer behind the low-rise beachfront building on Dubai Islands, how distress sale and below market listings arise before handover, and the Oqood, NOC, payment plan and escrow checks to complete first.

Developer overview
Green Horizon presents itself on its official site as a Dubai developer of seaside and beachfront residences. Its office is listed in The Onyx Towers in The Greens, next to Emaar Business Park. The project it currently markets in Dubai is Meriden Beach, a low-rise residential building on Dubai Islands.
DPF lists Green Horizon as a developer record so that buyers can find resale and distress opportunities in its buildings. Use the Dubai city page to browse cards across the emirate.
Meriden Beach on Dubai Islands
Green Horizon describes Meriden Beach as a low-rise enclave of 63 homes by the water, offering one, two and a smaller number of three-bedroom residences. The developer stresses European craftsmanship, broad balconies, open layouts that capture natural light, and an elevated podium with a pool and amenities above the shoreline.
Amenities listed by the developer
- Pool with a relaxing deck
- Fitness and health spaces
- Outdoor greenery and gardens
- Walking paths and rest areas
- Family and children's spaces
- Rooftop gathering areas
- Parking and daily services
Connections
The developer points to quick links via Infinity Bridge to Deira, Al Mamzar Beach, Deira City Centre and Dubai International Airport, and a longer drive to Downtown Dubai.
Status
The developer's site publishes construction progress for Meriden Beach, indicating the project is under construction. DPF does not repeat completion dates; check DLD's project record for the current status.
Why a low-rise building matters
With only 63 homes, Meriden Beach is far smaller than most Dubai Islands towers. That brings privacy and a quieter building, but also fewer comparable transactions. Every resale is closely watched, and a single motivated seller can shift perceptions of value.
Finding distressed and below-market Green Horizon properties
Most Meriden Beach homes are sold off plan on a payment plan that the developer describes as weighted towards handover. A buyer who paid the early instalments but cannot meet the large final payment may look for an off-plan resale. Such a motivated seller may accept terms below market, and occasionally below original price, especially if they need certainty before the handover payment falls due.
DPF does not quote prices or certify listings as under value. Compare the seller's terms with Green Horizon's current pricing and with DLD-registered assignments for the building, then calculate your total commitment including the outstanding handover balance.
Green Horizon-specific checks
Handover-weighted payment
When most of the price is due at handover, check that you can fund or finance that balance on time. A seller who cannot may have priced in that pressure.
Construction progress
Use the developer's progress updates and DLD's project records together. Do not rely on marketing alone.
Escrow
Confirm that instalments are paid into the project's DLD-regulated escrow account.
Unit mix
Three-bedroom homes are few. Valuing them requires care.
Beach access
Ask how residents will access the beach and whether any part of the shoreline is shared with neighbouring plots.
Island community still forming
Dubai Islands is a developing district, with many plots under construction at the same time. Early residents may live alongside building sites for a period, and retail and services arrive in stages. Factor this into your plans, whether you intend to live in the home or let it.
Balcony orientation
The developer stresses sea views from broad balconies. Orientation varies across the building, so check the floor plan for each unit to see whether it faces the water, the podium or a neighbouring plot.
Developer's in-house craftsmanship
Green Horizon's site emphasises European craftsmanship in its interiors. Ask to see the specification schedule attached to the sale agreement, so you know exactly which finishes and fittings are promised.
Due diligence before transfer
- Match the unit number and floor against the Oqood certificate.
- Ask Green Horizon for its NOC showing the amount paid and the sum outstanding.
- Obtain the payment plan and confirm the handover balance you will take over.
- Check whether the developer requires a minimum paid share before assignment.
- Request an estimate of future service charge levels.
- Complete the assignment at a registered trustee office and register it with DLD; a title deed follows after handover.
Transfer fees
Developer and DLD fees apply to off-plan transfers. Agree who pays.
Sale agreement clauses
You inherit the original agreement's terms on delays, penalties and assignment.
Mortgage timing
Many banks lend against off-plan homes only near completion. Arrange finance early.
Seller identity
Confirm the seller matches the Oqood and that no third party holds rights.
Comparing a Green Horizon resale with ready stock
Ready apartments in Deira or Al Mamzar offer immediate occupation. Meriden Beach offers a new low-rise beachfront building at a later date. Weigh the wait and the handover payment against the appeal of a smaller, newer building.
