Grid Properties
Considering an off-plan resale at Enchanté by GRID or a motivated seller at Casa Serene? This guide explains who GRID Properties is, where it acts as developer versus development manager, and how to test a distress sale or a below market price in its Dubai projects.

Developer overview
Grid Properties, which now presents itself mainly as GRID, is a Dubai-based real estate company with offices in the Hassanicor Building in Al Barsha 1 and a sales gallery in The Opus in Business Bay, according to its official website. Its founder and chief executive, Shreen R Gupta, is described there as having a background in design management and construction planning across London and Dubai.
GRID's own portfolio page groups its work into branded residences, independent residences, hospitality, retail and staff accommodation. That breadth matters for buyers: on some schemes GRID is the developer of record, while on others it manages development for a landowner. DPF keeps this record so that resale and distress opportunities linked to GRID-branded projects can be tracked in one place. Start from the Dubai city page to see live cards.
Projects linked to GRID in Dubai
Enchanté by GRID, Arjan
GRID calls Enchanté its first signature development in Dubai. Company announcements describe four towers with more than two hundred and seventy apartments in Arjan, next to Dubai Miracle Garden and the Butterfly Garden, arranged around landscaped zones for adults, families and children. Construction began after a groundbreaking ceremony reported in Gulf News. The live Arjan area page shows the surrounding market. DPF does not repeat handover targets; check the DLD project record for current status.
Casa Serene, Mohammed Bin Rashid City
Casa Serene is presented by GRID as a limited collection of villas that it developed, designed and delivered in Mohammed Bin Rashid City. Because the scheme is small and completed, supply depends entirely on individual owners deciding to sell.
Other portfolio names
GRID's channels also mention branded work with Elie Saab and Marriott Autograph, plus projects in Al Furjan, Jumeirah Village Circle and Business Bay. Some of these are partner-owned buildings where GRID provided development management. Before relying on the GRID name for any of them, confirm the registered developer on the DLD project record.
Finding distressed and below-market GRID properties
Enchanté is the most likely source of off-plan resale stock. Early buyers in a multi-tower Arjan launch often include investors who plan to assign before completion; if their circumstances change, or if the payment plan becomes heavier than expected, they may accept a figure below original price to transfer the contract. A motivated seller of this kind is easier to negotiate with when the buyer can move quickly and cover the developer's transfer requirements.
At Casa Serene, distress is less common and usually personal: relocation, a change in family plans or a need to release capital. Each villa is different, so a quoted price below market needs careful comparison with registered villa sales nearby rather than with apartment data.
DPF does not certify listings as under value or publish asking figures. Use DLD records for the same project and, for off-plan stock, compare with GRID's current inventory pricing before deciding whether a headline gap is real.
GRID-specific checks
Developer or manager?
Ask who signed the sale and purchase agreement. If GRID was development manager, the landowner company is the counterparty for defects and transfers.
Assignment rules
Off-plan contracts often require a minimum paid share before resale is allowed. Ask GRID's sales team for its assignment policy and fee.
Arjan context
Arjan has a steady pipeline of new mid-rise buildings, so completed stock nearby can compete with an Enchanté assignment at handover.
Villa build quality
For Casa Serene, request the completion certificate, warranty documents and any snagging records from handover.
Branded schemes
Where a hotel or fashion brand is attached, read the brand licence terms and any extra service charge that comes with them.
Pipeline breadth
GRID describes a wide pipeline across hospitality, retail and residential uses. Ask which projects it is directly funding and building in Dubai today.
Due diligence before transfer
- Match the unit, plot and project on the Oqood for off-plan homes or the title deed for completed villas.
- Obtain the developer NOC confirming instalments and service charges are settled up to transfer.
- Get a statement of amounts paid and still outstanding under the payment plan.
- Check the project escrow account and construction progress on the DLD project record.
- Verify the seller's identity and, for corporate sellers, signing authority.
- Agree mortgage release steps and complete at a registered trustee office.
Comparing a GRID resale with alternatives
In Arjan, compare Enchanté with other launches on layout efficiency, landscaping, parking and expected running costs. In MBR City, compare Casa Serene villas with resale homes in Sobha Hartland and District One on plot size and specification. A brand-new name has a shorter delivery record, so weigh that against any price advantage.
