  2. Handover status. Several buildings have recently been handed over while others are under construction. Check the current status with the Dubai Land Department.
  3. Account statement. Request IMAN's statement showing the payment plan, amounts paid and anything outstanding.
  4. Unit type. For duplexes and penthouses, confirm private pools, terraces and roof areas on the registered plan.
  5. NOC terms. Ask when IMAN will issue a NOC for resale and what conditions apply.

Finding distressed and below-market IMAN properties

IMAN's compact JVC apartments are popular with investors, and that is where most distressed listings originate. An investor may sell a studio before handover to avoid the remaining instalments, or after handover if letting plans change. These motivated seller cases can show up as an urgent sale, sometimes priced below original price, or below OP, meaning under the first contract figure.
