Laraix Developers
Looking at a Zyra Vista or Zyra Hills contract from a motivated seller? This guide explains who Laraix Developers is, what its official pages say about both Al Warsan projects, and how to judge an off-plan resale or a price below market before money changes hands.

Developer overview
Laraix Developers is the property arm of the Laraix Group, a UAE family business that its own news page links to water purification and distribution, food and manufacturing. The group announced the move into real estate in March 2025. Kabir Sundoo Larai is named as chairman, Sagar Larai as managing director and Abdul Samad as executive director, and the sales office is listed in Exchange Tower, Business Bay.
The company's stated focus so far is a single neighbourhood: Al Warsan, east of the city near International City. It is a young developer with no completed Dubai building yet, so every Laraix home currently trades as an off-plan contract. See other listings on the Dubai city page.
Laraix projects in Al Warsan
Zyra Vista Residences
Laraix calls Zyra Vista its flagship and first project. Press coverage of the launch event, where the chairman spoke, placed it in Al Warsan 4 and described studios, one and two-bedroom apartments, a gym, pool, landscaped gardens, children's play areas, co-working space and ground-floor retail. The developer's own update says construction is following its committed schedule.
Zyra Hills
Zyra Hills is the second launch, also in Al Warsan. The DLD project registry, as reproduced by a data aggregator, records it under LARAIX DEVELOPERS L.L.C with 81 units. DPF does not repeat handover targets or launch figures; take those from the Oqood and the sale agreement.
Laraix says both buildings sold strongly and that more Al Warsan launches are being prepared.
Finding distressed and below-market Laraix contracts
Because there is no finished Laraix stock, distress here means an off-plan resale. Early buyers in emerging districts often include investors who bought on a small deposit and planned to assign before the heavier instalments. When those instalments fall due, a motivated seller may offer the contract below original price or ask only for the amount already paid.
Al Warsan has fewer completed comparables than central communities, so judging below market value is harder. DPF does not label any Laraix unit as under value. Compare a quote with DLD-registered resales in Zyra Vista or Zyra Hills, with Laraix's current release pricing, and with recent sales in nearby completed buildings.
Laraix-specific checks
First-time developer
Laraix has not yet handed over a Dubai building. Weigh the escrow position and visible site progress more heavily than marketing claims.
Group backing
The developer leans on its parent's industrial history. Ask which legal entity signs the sale agreement and confirm it on the Oqood.
Assignment rules
Ask Laraix what share of the price must be paid before a resale is allowed and what administration fee applies.
Investment wording
Official pages use investment language. Ignore projected income claims and build your own view from registered rents once the building is occupied.
Neighbourhood readiness
Al Warsan is still developing. Check road access, schools, clinics and retail within a short drive, and whether community services will be ready when the building is.
Floor-plan sizes
Studios in new projects can be compact. Ask for the net area from the Oqood rather than relying on brochure figures.
Due diligence before transfer
- Match buyer, seller and unit on the Oqood record.
- Ask the seller to secure Laraix's NOC confirming no outstanding instalments.
- Obtain a statement of every payment plan instalment paid and still due.
- Confirm escrow and construction progress on the DLD project record.
- Ask for the expected service charge budget and the planned owners association set-up.
- Complete the assignment through a registered trustee office; the title deed follows handover.
Comparing Laraix resales locally
Set a Zyra contract against other off-plan buildings in Al Warsan and nearby International City on developer record, payment plan, unit size and parking. Also compare with completed apartments within a short drive, since a finished home may suit a buyer who wants to let the home out sooner rather than later.
Reading Al Warsan as a buyer
Al Warsan sits beside International City and Dragon Mart, with fast links to Emirates Road and the Al Khail corridor. It has long been known for warehouses and worker housing, and newer residential plots are changing that picture gradually. For a Laraix buyer, the key question is how quickly services catch up with new apartments: supermarkets, clinics, nurseries and public transport stops all influence how easily a finished unit will let or sell.
Visit at different times of day to judge traffic, dust from neighbouring building sites and noise from logistics yards. Ask the sales team which plots around Zyra Vista and Zyra Hills are already allocated, since a tower rising next door can change views and light. Finally, think about who the end user will be. Studios and one-bedroom homes in emerging districts often appeal to tenants who work in Silicon Oasis, Academic City or the airport zone, so check commute times to those hubs before you set your own price ceiling.
