Developer overview

London Gate is a Dubai developer whose name, the company says, is a tribute to the city of London. Its vision dates back to 2014, and its stated mission is to give each project a distinct identity rather than repeat one design.

The brand is most closely associated with its collaborations with the watchmaker Franck Muller. Three London Gate projects carry the Franck Muller name, and the Aeternitas tower in Dubai Marina is crowned with a clock. All the projects London Gate presents with completion dates are off-plan, with handovers between 2027 and 2028.

For buyers, the watch-brand link mainly affects design and marketing. Ownership, payment terms and handover obligations are still set out in London Gate's own sale agreement, so read that document rather than relying on the brand name. London Gate also builds outside the waterfront, with mid-market buildings in Dubai South and Jumeirah Village Circle, so its resale listings cover a wide range of locations and budgets.

Property types

London Gate mainly builds apartments, from studios to three-bedroom homes, with Franck Muller-branded towers in Dubai Marina and Dubai Maritime City. Mi Casa also includes commercial space. Golf Vista Heights is the portfolio's golf-view option.

What buyers should verify

1. Exact project name. Aeternitas, Vanguard and Yachting all carry the Franck Muller name. Some adverts combine two names; for example, one DPF listing says "Aeternitas Yachting" but places the unit in Dubai Maritime City, where Yachting is located. Check that the Oqood confirms which tower it is.
2. Handover date. Get London Gate's latest completion estimate in writing and compare it with the progress recorded by the Dubai Land Department.
3. Payment plan statement. Request London Gate's ledger for the unit, listing payments received and the outstanding sum.
4. Resale NOC. Ask when London Gate will issue a NOC for an off-plan transfer and whether a minimum paid share applies.
5. Floor and view. Premiums for floor level and view are common in branded towers, so compare like with like.
6. Commercial units. At Mi Casa, check whether a listed unit is residential or commercial, because the two are registered and financed differently.

Finding distressed and below-market London Gate properties

With the whole dated portfolio off-plan, London Gate resales are assignments of a purchase contract. Sellers are typically investors who bought early and now prefer to exit rather than carry further instalments. Some market an urgent sale or present themselves as motivated sellers, and a few ask less than they paid.

Below original price, or below OP, refers to the seller's contract value with London Gate. Below market value is about the wider resale picture: how the figure sits against recent sales of matching layouts in that tower. The outstanding payment plan transfers to the buyer, so add it to the seller's asking price to work out the real cost. A cash buyer may settle the balance at once, but the NOC and DLD registration are always required.
