Majid Developments
Thinking about an Arlington Park 2 off-plan resale or a motivated seller in another Majid Developments building? This guide sets out what the developer confirms on its own site, what still needs checking with DLD, and how to judge a distress sale or a price below market.

Developer overview
Majid Developments presents itself on its official website as a real estate developer based in Dubai with a portfolio across more than one country. It lists its office at Suite 110, The Burlington Tower, on Marasi Drive in Business Bay, and promotes a single headline project on its homepage: Arlington Park 2 in Dubai Land.
That is a narrow official footprint. Third-party sites attribute further buildings to the company, but DPF only states what the developer itself publishes, and recommends that buyers confirm any other Majid project through the DLD project register. This record exists so DPF users can follow resale and distress listings linked to the developer. See current cards on the Dubai city page.
Arlington Park 2
According to the developer, Arlington Park 2 is a single tower in Dubai Land with one hundred and twenty-nine apartments across studios and one, two and three-bedroom layouts. The homepage highlights an exclusive lounge, a community park, a bar-style social area and an infinity pool. Construction coverage in trade press in mid-2026 reported that work on the tower was being accelerated.
The project sits in the Dubai Land Residence Complex area of the wider Dubailand district, where many mid-rise buildings target investors who want rental stock at entry-level prices. DPF does not repeat handover targets or price claims; check the Oqood and the DLD project status before relying on any date.
Other buildings attributed to Majid
Listings elsewhere link the company with an earlier Arlington Park building and with projects in Jumeirah Garden City and Tilal Al Ghaf. The developer's homepage that we reviewed does not describe those in detail, so treat any such attribution as unverified until the registered developer name is confirmed on the DLD record and the title deed or Oqood.
Finding distressed and below-market Majid properties
Arlington Park 2 is still off plan, so most distress will appear as off-plan resale. Buyers who entered early on an extended payment plan sometimes decide to exit before handover: a job move, a change in financing, or a better opportunity elsewhere can each turn an investor into a motivated seller. Where the market has moved, a seller may even offer an assignment below original price to avoid paying the next instalments.
Once buildings complete, distress shifts to ready units: owners facing vacancy, service charge arrears or a mortgage they no longer want. Those situations can lead to a price below market, but only after the buyer has checked what the seller still owes.
DPF does not publish asking figures and does not certify a unit as under value. Compare DLD-registered transactions for similar tower apartments in the same community, then compare with Majid's current inventory pricing for the same layout.
Checks specific to a Majid resale
Registered developer name
Confirm the exact developer entity on the Oqood, since several Dubai companies use similar names.
Paid versus outstanding
Ask Majid for a statement showing paid instalments and what remains outstanding, including any post-handover balance.
Transfer policy
Developers usually set a minimum paid share before allowing an assignment. Ask the sales office for the threshold and fee.
Dense local supply
Dubai Land Residence Complex has many similar buildings delivering in a short window, which can pressure rents and resale values at handover.
Amenity costs
Infinity pools and lounges carry running costs. Ask for the projected service charge budget once the owners association is formed.
Unit mix and tenant demand
Arlington Park 2 mixes studios with larger three-bedroom layouts. Smaller units usually rent and resell faster in this district, while larger homes depend on family demand and school access.
Construction milestones
Trade reports in 2026 said work on Arlington Park 2 was speeding up. Treat press coverage as context only, and rely on the percentage completion certified on the DLD project record when deciding how much delivery risk you are taking on in an assignment.
Due diligence before transfer
- Check the unit, floor and project on the Oqood against the seller's contract.
- Obtain the developer NOC confirming there are no unpaid balances at transfer.
- Review the original sale and purchase agreement for resale conditions.
- Confirm the escrow account and construction progress through DLD.
- Verify the seller's identity and any power of attorney carefully.
- If a mortgage is involved, agree release steps with the bank and the trustee office before paying.
Comparing Majid stock with nearby options
In Dubai Land Residence Complex, compare Arlington Park 2 with completed neighbouring towers on unit size, parking, amenities and building management. A completed building gives immediate occupancy and known running costs; an off-plan assignment offers a newer product but carries delivery risk. Price the difference honestly rather than relying on launch marketing.
