The product spans every stage of the cycle: a completed building, a recently handed-over one, a sold-out project under way and fresh launches, so the same brand can mean very different risks. A buyer of a resale in Genesis is buying a finished, lived-in building; a buyer of a Haven III unit is taking on construction and timing risk.

What buyers should verify

  1. Which Haven. DPF and other portals sometimes shorten names to "The Haven". Confirm whether the unit is in The Haven I, II or III on the Oqood or title deed.
  2. Stage and status. Check the registered completion status of that building with the Dubai Land Department.
  3. Payment position. For off-plan units, ask Meraki for a statement of the payment plan, what has been paid and what remains outstanding.
  4. Shared facilities. Confirm which amenities belong to the specific building and which are shared across the cluster or provided by the public park.
  5. Resale consent. Ask the developer when it will issue a NOC and what conditions apply.

Finding distressed and below-market Meraki properties

Studios and one-bedroom apartments bought off-plan are a common investor purchase, and investors are where most Meraki distress is likely to originate. A buyer who committed to The Haven II or III may decide not to fund the remaining instalments, while an owner in the completed Haven I might prefer to sell rather than look for tenants. Either can become a motivated seller, and some list as an urgent sale.

Prices below original price, or below OP, are under the seller's first contract with Meraki. Below market value refers to a figure under recent resales of similar units in the same building. An unfinished unit is sold as an off-plan resale, where the buyer takes over the seller's position; a completed one transfers like any secondary sale once the developer's NOC is issued and the Dubai Land Department registers the deal.
