Developer overview

Metrical Real Estate Development uses the line "Homes from the heart". On its "About" page it says it uses European-brand materials and aims to become a reliable real estate brand. Its portfolio is concentrated in the villa and apartment communities of Jumeirah Village Circle, Jumeirah Village Triangle and Jumeirah Park, a compact area that makes its stock easy to compare.

Metrical's projects fall into two groups: villa and townhouse communities, such as Royal Park and Haven Villas, and apartment buildings, such as The Vyne, Leven, The Vybe and The Ivy. Several project names start with "Haven", and the name also appears in other developers' portfolios, so buyers need to be precise.

The website also names a project called SVN but gives no details, so it is not covered here.

Property types

Metrical builds both houses and apartments. Its villas, at Royal Park and Royal Park South, have three or four bedrooms. Haven Villas consists of townhouses. Its JVC and JVT buildings mainly offer apartments, with one- and two-bedroom layouts confirmed for Leven. This mix means a Metrical resale can be anything from a compact apartment to a family villa, so compare only with similar homes.

What buyers should verify

1. Haven project name. The Haven Residences, The Haven Gardens and Haven Villas are separate Metrical projects, and other developers also use "Haven" names. Check the developer and building named on the Oqood or title deed.
2. Royal Park or Royal Park South. The two are in different communities, Jumeirah Park and JVC, so confirm the location.
3. Construction status. For The Ivy and other projects still being built, ask Metrical for a current completion estimate and check it with the Dubai Land Department.
4. Payment plan balance. For off-plan units, obtain Metrical's record of payments made and the sum still due.
5. Resale NOC. Confirm when Metrical issues a NOC and any conditions attached.
6. Materials and finishes. Metrical highlights European-brand materials. Check that the specification in your sale agreement matches what was marketed, especially for a resale where the original buyer may have changed fittings.
7. Community fees and rules. Villa communities such as Jumeirah Park have their own owners' association rules. Ask for them and for any arrears on the unit before transfer.

Finding distressed and below-market Metrical properties

JVC and JVT see a lot of resale activity, so Metrical apartments there are often compared with nearby buildings by other developers. A motivated seller of an off-plan unit is usually an investor who would rather exit than keep paying instalments. With villas, the seller is more often an owner who needs to raise money quickly. Either may list an urgent sale, and the label alone says nothing about whether the price is low.

Below original price, or below OP, refers to what the seller paid Metrical under the original contract. Below market value is measured against recent resales of similar homes nearby. When an off-plan contract is assigned, the outstanding payment plan passes to the buyer. A cash buyer may settle it at once, but the NOC and DLD registration are still required.

For villas, compare plot size, orientation and condition as well as price, since two homes of the same type can differ a lot. DPF puts listings side by side for comparison and does not value homes or verify sellers' claims.
