MGS Development
Thinking about an off-plan resale or a motivated seller at Edgewater Residences? This guide covers MGS Development, the Jumeirah-based developer marketing the Dubai Islands project, how distress sale and below market listings appear before handover, and the Oqood, NOC, payment plan and escrow checks a buyer should complete before any transfer.

Developer overview
MGS Development presents itself on its official site as a real estate developer focused on sustainable, innovative living spaces. It lists an office on Jumeirah Street in Jumeirah 1. The project it currently markets in Dubai is Edgewater Residences on Dubai Islands, and the site also shows a section for completed projects.
DPF keeps a developer record for MGS so buyers can locate resale and distress opportunities in its buildings. Browse cards across the emirate on the Dubai city page.
Edgewater Residences on Dubai Islands
Edgewater Residences is the developer's Dubai Islands project. The official site lists a pool, a gym and a playground among its amenities and describes the location in terms of drive times to Dubai International Airport, Dubai Mall and Burj Khalifa. Registry summaries published by third parties refer to more than one phase, so confirm which phase a unit belongs to on the Oqood.
Status
The developer markets Edgewater Residences off plan. DPF does not repeat completion dates; check DLD's project record for current status.
Completed projects
The site's completed projects section lists earlier work, but does not state where each project is located. Ask the developer which, if any, are in Dubai, and inspect a completed building if possible.
Dubai Islands as a location
Dubai Islands, formerly known as Deira Islands, is a reclaimed waterfront district off the Deira coast, linked to the mainland by Infinity Bridge and the Deira corridor. It is still developing, with many residential plots under construction, beaches, and hospitality projects planned. Early buyers accept a period of construction around them in exchange for being early in a new waterfront district.
Finding distressed and below-market MGS properties
Edgewater Residences is sold on a payment plan, with a substantial share due at handover according to the developer. An investor who has paid the early instalments but cannot fund the handover balance may seek an off-plan resale. A motivated seller of this kind might accept terms below market, and sometimes below original price, to avoid that payment or free up capital.
DPF does not quote prices or certify listings as under value. Compare the seller's terms with MGS Development's current pricing and with DLD-registered assignments in the project, and work out the total cost including the outstanding balance.
MGS-specific checks
Phase identification
Confirm the phase and building on the Oqood, as registry records refer to more than one phase.
Developer verification
Check the developer's registration with DLD and RERA, and that the project has a registered escrow account.
Amenity scope
The official amenity list is short. Ask what else is planned and how it will be maintained.
Handover balance
A large final payment needs planning. Confirm how you will fund it.
Beach and waterfront access
Ask how residents will reach the shoreline and whether access is shared with neighbouring plots.
Scale claims
The developer's site cites a large total built area across its history. Because the site does not break this down by project or country, treat it as background rather than evidence of Dubai delivery, and rely on DLD records for the developer's local track record.
Office visit
Because the developer's office is in Jumeirah 1, buyers can visit in person to review documents and progress reports before agreeing to an assignment.
Who is selling
Early Dubai Islands buyers include investors betting on the district's growth and end users planning to live by the sea. An investor's motivation is usually financial timing; an end user's is more often a change in life plans. Asking why the seller is leaving helps you judge how flexible they may be on terms and timing.
Rental outlook after handover
Demand in a new island district builds gradually as schools, retail and transport links open. Landlords should plan for a period before the area matures, and avoid assuming that rents will match established waterfront districts straight away.
Due diligence before transfer
- Match the phase, building and unit to the Oqood certificate.
- Ask MGS Development for its NOC showing the amount paid and anything outstanding.
- Obtain the payment plan and confirm the remaining schedule.
- Check the developer's conditions for resale.
- Request expected service charge levels.
- Register the assignment through a registered trustee office, with the title deed issued after handover.
Escrow
Confirm instalments are paid into the DLD-regulated escrow account for the project.
Fees
Agree who pays the developer and DLD transfer fees before signing.
Sale agreement
Read the original agreement for penalties and delay clauses.
Seller identity
Confirm the seller matches the Oqood.
Comparing an MGS resale with ready stock
Completed apartments in Deira, Al Mamzar or Dubai Creek Harbour offer immediate occupation. Edgewater Residences offers a new building in an emerging island district. Weigh the wait, construction risk and handover balance against the appeal of buying early. See the live Dubai Creek Harbour area page for one alternative.
