MVS Real Estate
Offered a Sea Legend One contract on Dubai Islands by a motivated seller? This guide explains who MVS Real Estate is, what its official pages say about the building, and how to judge an off-plan resale, a distress sale or a price below market before you commit funds.

Developer overview
MVS Real Estate presents itself as the representative office of the MAVIS group of companies, with offices listed in London, Dubai, Moscow and St Petersburg. Its Dubai office is in Opal Tower, and Gulf News covered its arrival as an established European developer launching Dubai operations. The site is published in English and Russian and leans heavily on investment messaging aimed at overseas buyers.
Its current Dubai launch is a single waterfront building on Dubai Islands. A second building, Mavis Residence, appears in market listings for the same district; confirm it directly with MVS. Other listings appear on the Dubai city page.
Sea Legend One, Dubai Islands
MVS describes Sea Legend One as a limited collection of 65 apartments over eleven floors, with one to five-bedroom layouts. The page lists a designed lobby and lounge, 24-hour concierge, a three-level car park with electric-vehicle bays, terraces, some units with private pools, finishes using eco-friendly materials, a pet-friendly policy and smart-home features. MVS says the beach is about a five-minute walk away and that some homes look towards the Downtown skyline.
DPF does not repeat the handover expectation or prices shown on the official page.
Finding distressed and below-market MVS contracts
Sea Legend One is off-plan, so distress means an off-plan resale. Many buyers are overseas investors, and changes in currency, banking or personal plans can turn one into a motivated seller who wants to assign below original price. Larger units with private pools commit buyers to big instalments, which can add pressure at each payment plan stage.
DPF does not label any quote as below market. Compare with DLD-registered resales in the building, MVS's current price list and other Dubai Islands launches of similar size.
MVS-specific checks
Overseas group
Ask which UAE company is registered as developer and confirm it on the Oqood, separate from the wider MAVIS group.
Investment claims
The official site makes general claims about Dubai letting. Ignore them and form your own view from registered rents.
Private pools
Units with pools carry extra maintenance and waterproofing risk. Ask who maintains them after handover.
Small building costs
With 65 apartments, fixed costs fall on few owners. Request the projected service charge budget.
View claims
Check what each floor will overlook once nearby plots are built.
Title after completion
Until Sea Legend One is finished, ownership is shown on the Oqood; a title deed is issued only after completion and final payment, so plan any mortgage around that step.
Due diligence before transfer
- Match unit, seller and developer on the Oqood.
- Obtain MVS's NOC confirming no outstanding instalments.
- Request a full payment plan statement.
- Confirm escrow and construction progress on the DLD project record.
- Verify any power of attorney used by an overseas seller.
- Record the Sea Legend One assignment through a DLD trustee so the Oqood names you.
Questions to ask an MVS seller
Ask where the seller is based and who will sign at the trustee office. If they bought through a sales event abroad, request the exact agreement and any side letters. Ask how much has been paid, what remains and what assignment fee MVS charges. Find out whether MVS is still selling the same unit type directly, and on what terms. If several Sea Legend One contracts are listed together, that may indicate early buyers exiting as a group, which gives a patient buyer more room.
Reading Dubai Islands
Dubai Islands, formerly Deira Islands, is a reclaimed waterfront district off Deira with beaches, hotels and marinas opening in stages. Residential towers are launching quickly, so competition between new buildings is strong. A buyer is effectively purchasing into a future neighbourhood: check the order of infrastructure works, bridge access, nearby retail, and how many other towers will open in the same period. Those factors will shape demand for finished units far more than brochure amenities.
It also helps to compare like with like. A one-bedroom apartment and a five-bedroom home with a private pool in the same building attract completely different buyers, and their resale timelines will differ. For larger units, look at waterfront villas and penthouses elsewhere in Dubai that are already complete, because a buyer with that budget has many choices. For smaller units, compare with one-bedroom apartments in older Deira and Al Mamzar buildings nearby, which are cheaper and ready to occupy. Understanding who the realistic end buyer is will help you decide whether an assignment price leaves enough room for your own exit later, and how long you might need to hold the unit.
