Nabni Real Estate Development: who is behind the name

Nabni is a Dubai-based residential developer whose recent work is concentrated in Al Furjan, with one tower announced in Business Bay. On its official website the company gives its name as NABNI Real Estate Developments LLC, with an office at the Business Avenue Building in Al Khabaisi, and says it has about 25 years of work behind it. DPF files the page under the slug nabni-real-estate-development, the singular form that also appears on property portals, but the company's own spelling is the plural "Developments", and that is the name to look for on paperwork.

The About page of the site names two co-founders: Abdulrahman Alhelo Alsuwaidi as Chairman and Badr Alhelo Alsuwaidi as CEO. A December 2025 press release carried by Khaleej Times and Zawya also quotes Abdulrahman Abdulla Alhelo Alsuwaidi as co-founder and chairman. The two spellings appear to refer to the same chairman, but DPF could not see a trade licence extract or a Dubai Land Department developer record to prove the exact registered entity, so verify that yourself before paying a deposit on a Nabni unit.

Official website and developer status

The company's site is nabnidevelopments.com. It lists current and past projects but, in the pages DPF opened, does not publish a RERA developer registration number, an escrow bank or per-project permit numbers. That is not unusual for a developer site, yet it means regulatory status has to come from the project itself. Every off-plan Nabni advert should carry a RERA/Trakheesi permit number, and the project should appear in the Dubai REST escrow records and, once units are sold, in Oqood registrations at the Dubai Land Department.

Ownership and group relationship

No parent group, listed holding company or joint-venture owner is named in the sources DPF opened, so DPF does not describe Nabni as part of a larger group. The Waldorf Astoria Residences project in Business Bay involves a hotel brand, but the press coverage DPF read describes it as a Nabni launch.

Nabni projects in Dubai

Completed and delivered

The December 2025 press release says that, as of that month, the company had delivered five buildings in Al Furjan generating more than AED 1.2 billion in sales, with three further buildings in development there, and that Nabni's total investment in Al Furjan stood at AED 800 million. The chairman's statement in the same release refers to the "sold-out success" of the first six Avenue-branded residences, so the series runs from Avenue Residence 1 to 6 before the seventh. The numbers of delivered and sold-out buildings are not identical in the release, so ask for the completion certificate status of the exact building you are considering rather than assuming it is finished.

The official site also lists older projects: Business Avenue, a building called the Lamborghini Building, and Mirdif 10 Villas in Mirdif. It gives no dates or unit counts for them, and DPF has not verified their current status.

Under construction: Nabni Avenue Residence 7

According to the press release published by Khaleej Times on 16 December 2025, construction began on NABNI Avenue Residence 7 in Al Furjan. The release describes a 12-storey building (ground, podium and ten floors) with 166 one, two and three-bedroom apartments from 950 to 2,050 sq ft, due for handover in August 2027, and says 65 per cent of units were sold at that point. The developer's website now describes the project as sold out, which would mean any unit offered today is a resale or an assignment. Treat both claims as marketing statements until the Oqood register and the developer's sales statement confirm them.

Announced: Waldorf Astoria Residences Dubai Business Bay

The same coverage says Nabni launched Waldorf Astoria Residences Dubai Business Bay in May 2025. DPF did not find a handover date, unit count or payment terms on a source it could open and so does not quote any. Business Bay is a mixed district, and ownership rights depend on the plot, so confirm the project's freehold registration with the Dubai Land Department instead of relying on the district name.

Where Nabni sits on the Dubai map

The Avenue buildings sit inside Al Furjan, and the Avenue 7 release describes a 12-storey mid-rise block. The Waldorf Astoria project is in Business Bay. These are different districts with different resale pools, so a Nabni resale in one says little about the other. DPF has not seen published transaction data for Nabni buildings, so it does not quote prices or yields. For a Nabni below-original-price deal, the only meaningful comparison is the original sales price in the developer's SPA against recent registered sales in the same building.

Delivery record and Nabni developer reviews

Nabni says it has delivered buildings and sold out its Avenue series, and gives August 2027 as the handover for Avenue Residence 7 after a December 2025 construction start. DPF cannot independently measure Nabni's delivery record: there is no published handover-versus-promise table in the sources it opened. A practical way to judge track record is to visit completed Avenue buildings, ask the owners' association about service charges and snagging history, and look at how many owners are trying to resell.

Buying Nabni resale apartments and spotting distress deals

A Nabni resale apartment is cheap only when it is cheap against something specific. Start with the title deed or, for off-plan, the Oqood certificate, and confirm that the seller's name matches. Ask for the developer's NOC for transfer and the service-charge clearance certificate. If a mortgage exists, get the bank's liability letter and a Form F signed by both parties at the trustee office.

For off-plan resale, find out how much of the price the seller has already paid, because the buyer normally has to reimburse that and clear the remaining instalments on the developer's payment plan. A Nabni off-plan resale on a building that is still under construction can look discounted simply because the seller is passing on a large unpaid balance. Compare the total commitment, not the headline gap.

Signs of a motivated or distress sale include a listing that has been repriced several times, a seller abroad, a tenant who has left, or an assignment priced below what the seller has paid in. None of these proves a bargain. Check the advert's permit number, ask for the Ejari if the unit is tenanted, and have a broker or lawyer confirm there is no caveat or court attachment at the Land Department.

Service charges differ by building and by year, and for new Nabni towers the first-year budget may be provisional. Ask the management company for the latest approved budget before assuming a number.

Frequently asked questions

Is Nabni a registered Dubai developer?

Nabni describes itself as a Dubai developer and operates from an office in Al Khabaisi. DPF did not open a RERA developer record, so check the project on the Dubai REST and DLD registers, and look for a RERA/Trakheesi permit number on any Nabni advert.

Which Nabni projects are in Dubai?

The press release of 16 December 2025 names the Avenue-branded buildings in Al Furjan (Avenue Residence 7 under construction) and the Waldorf Astoria Residences Dubai Business Bay launched in May 2025. The official site also lists Business Avenue, the Lamborghini Building and Mirdif 10 Villas.

When is Nabni Avenue Residence 7 due for handover?

The developer's press release, published by Khaleej Times on 16 December 2025, gives August 2027. That is a developer target. Before buying a resale, check progress through the Dubai REST escrow and project updates, and read the SPA for the long-stop date.

How do I check whether a Nabni resale is below original price?

Ask the seller for the SPA or Oqood certificate showing the original price and instalments paid, then compare against recently registered sales in the same building. Remember a buyer usually takes over the unpaid balance as well.

What documents do I need to buy a Nabni resale apartment?

Title deed or Oqood, developer NOC, service-charge clearance, mortgage liability letter if relevant, Form F, and an Ejari for tenanted units. Check the permit number on the advert before you pay any deposit.
