New World Developments
Thinking about a Marwa Homes townhouse from a motivated seller or an off-plan resale at Marwa Views? This guide explains who New World Developments is, what its official site lists, and how to judge a distress sale or price below market in its JVC and JVT stock.

Developer overview
New World Developments, trading as NWD Group, says on its official website that it was established in Dubai in 2015. The company lists its office at Clover Bay in Business Bay and describes a portfolio of townhouses and apartment buildings, mainly in Jumeirah Village Circle, with a newer boutique project in Jumeirah Village Triangle. One project page also mentions activity in Meydan.
DPF keeps this record so buyers can track resale and distress opportunities in NWD homes. Live cards appear on the Dubai city page.
The Marwa portfolio
NWD's homepage lists the following:
- Marwa Homes 1, 2 and 4, shown as completed.
- Marwa Homes 3, shown as under completion.
- Marwa Heights, shown as completed.
- Marwa Views, its flagship JVT apartment project, shown as launching soon.
The Marwa Homes 1 page describes classical-style townhouses with private entrances, covered parking, a private lift, maid's room, storeroom, walk-in closet and an optional swimming pool. It situates them in JVC, close to Circle Mall, Al Khail Road and Hessa Street.
Finding distressed and below-market NWD properties
Marwa townhouses are a small-volume product inside a large apartment-dominated community. When a townhouse owner needs to sell, perhaps because of relocation, a business need or a change in family size, they may become a motivated seller and accept a figure below market to avoid a long listing period. Because JVC townhouse sales are fewer than apartment sales, benchmarks are thinner and a buyer must compare carefully.
Marwa Homes 3 and Marwa Views are not yet complete, so any listing there is an off-plan resale. A buyer who committed early may wish to exit before the next instalment and may accept a price below original price. DPF does not publish figures and does not certify listings as under value; use DLD transaction data and NWD's own current pricing.
NWD-specific checks
Townhouse specification
Confirm whether a pool, lift or other options were actually installed, rather than listed as optional.
Individual plots
Ask for the plot plan and confirm boundaries and parking against the title deed.
Completion status
Marwa Homes 3 is listed as under completion. Check the DLD project status and whether a completion certificate has been issued.
Community charges
JVC townhouses pay master community fees in addition to any cluster charges. Request the full service charge history.
Boutique scale
Small projects have fewer owners to share costs, so maintenance spikes can weigh more heavily.
Living in Jumeirah Village Circle
JVC is a mid-market community of apartment buildings, townhouses and villas arranged around a circular road plan, with parks spread across its districts. Townhouses like Marwa Homes give buyers private entrances and parking in an area otherwise dominated by apartments, which can support demand from families who want space without moving further out.
Jumeirah Village Triangle context
JVT, next to JVC, has a more villa-led character with a growing number of boutique apartment buildings. Marwa Views will compete with these, so a buyer should review rental evidence for completed boutique buildings nearby.
Developer scale
NWD is a smaller developer with a focused portfolio. That can mean closer attention to each project, but also fewer resources if delays arise. Check the DLD project status and escrow details regularly during construction.
Optional features
Some Marwa features, such as a swimming pool, are described as optional. Confirm with the seller, and on inspection, exactly which options were installed and whether any were added after handover without approval.
Townhouse maintenance
Private lifts, roofs and pools need regular servicing. Ask for maintenance records and any service contracts that transfer with the property.
Meydan activity
One NWD page mentions projects in Meydan. The homepage does not name them, so confirm through DLD before assuming a link.
Resale timing
Townhouse sales in JVC can take longer than apartment sales because the buyer pool is smaller and mortgage valuations rely on fewer comparables. Sellers under time pressure are the ones most likely to accept a lower figure, which is why patient buyers with finance already approved often secure the strongest terms on Marwa homes.
Due diligence before transfer
- Match plot and unit details on the title deed or Oqood with the sale agreement.
- Ask the seller to obtain NWD's NOC confirming no outstanding amounts.
- Request a statement of payments and any remaining payment plan balance.
- Inspect the townhouse, including the lift, roof and any pool.
- Verify the seller's identity and any power of attorney.
- Complete at a registered trustee office with any mortgage cleared.
Comparing NWD homes with alternatives
In JVC, compare Marwa townhouses with other independent townhouse clusters on plot size, build quality, parking and running costs. For Marwa Views, compare with completed boutique buildings in JVT, weighing delivery risk against a newer product.
