Ohana Real Estate Development: what DPF could verify

Ohana Development is a UAE developer whose own website describes it as based in Abu Dhabi, with its headquarters in Landmark Tower on Al Hisn Street and a second office in Beirut. An Abu Dhabi business listing for Ohana Real Estate Development and Construction L.L.C. gives the same Landmark Tower address on the Corniche in Abu Dhabi. DPF treats these as the same business, but has not seen a company register entry that proves it.

This matters for a Dubai-only site. In the sources DPF opened, the developer’s UAE projects are in Abu Dhabi, and a 2026 press release quotes the chief executive describing Abu Dhabi as the company’s home base. DPF could not find a Dubai project that the developer itself names. One third-party profile says Ohana builds “in and around Dubai and Abu Dhabi”, but it names no Dubai address, so DPF does not rely on it.

UAE projects named on the official site

According to the developer’s site, the UAE list is Manchester City Yas Residences by Ohana, Jacob & Co. Beachfront Living by Ohana, Elie Saab Waterfront by Ohana and Ohana By The Sea. The site places Manchester City Yas Residences on Yas Island and Jacob & Co. Beachfront Living in Al Jurf, both in Abu Dhabi. Al Jurf sits between Dubai and Abu Dhabi, which is why some Dubai-facing adverts mention it, but it is an Abu Dhabi project. The site also lists villa projects in Lebanon. DPF found no delivered Dubai building, no Dubai off-plan project and no Dubai handover date.

What this means for Dubai buyers

If an agent offers you an “Ohana” unit as a Dubai resale or a below-original-price deal, ask which emirate the plot is in and ask for the Oqood or title record. Dubai purchases are recorded with the Dubai Land Department, and a project in Abu Dhabi is registered under a different authority and different rules. Where Ohana operates

The official portfolio reviewed by DPF is focused on Abu Dhabi and Ghantoot, with additional international activity. No verified Dubai development was found. This profile therefore identifies the company for UAE buyers without presenting it as a Dubai developer.

Some Ohana projects involve well-known design or brand partners. That collaboration does not make the partner the registered developer. The sale contract should state the legal developer, landowner where relevant, payment recipient and project registration.

Checks for branded and coastal projects

Ask which entity is responsible for construction, which entity grants the brand licence and who will operate shared facilities after completion. Review the management agreement, service-charge assumptions and any restrictions on short-term letting. Confirm the emirate and authority that will register your ownership or off-plan interest.

Resale and below-original-price checks

For an off-plan assignment, request the original SPA, registration evidence, developer statement of account, payment schedule and transfer NOC. For a completed unit, add the title document, mortgage clearance, service-charge clearance and tenancy papers. Compare a claimed discount against the same unit type and payment stage, not a different phase or headline launch price. DPF states no unverified Dubai projects, guaranteed returns or handover dates for Ohana.
