Palladium Development in Dubai
Palladium Development is the name used by Palladium Prime Real Estate Development LLC, a Dubai developer with projects in Meydan, Al Jaddaf, Internet City and Dubai Islands.

Palladium Development: company identity
Palladium Development is the trading name used by a Dubai developer whose official website, palladium.ae, gives its legal name as Palladium Prime Real Estate Development LLC, with licence number LLC-1094766. The same site states that the company took its current form in 2022, when founder Yusuf Al Mulla's development and construction businesses joined the Palladium Group. It describes itself as a homegrown Dubai developer and gives its head office as Arjaan Office Tower, Dubai Media City, with a sales office at The Opus.
"Palladium" is a common name, so use the full legal name and licence number when you search registers. The Coralis Grand Residences page on the official site names Palladium Prime Real Estate Development LLC as developer, which is a useful anchor when you read a sales document.
Official website and developer status
The official site shows a licence number but, in the pages DPF opened, no RERA developer number, no escrow bank and no project registration numbers. That is common for developer sites, but it means the regulatory trail has to be built from other records. For any Palladium project, find the RERA/Trakheesi permit on the advert, then look the project up in the Dubai REST escrow records and, after purchase, the Oqood record at the Dubai Land Department. If the project name, plot and developer name do not agree across those documents, stop and ask why.
Ownership and group relationship
The site names H.E. Khalid Mohammad Ibrahim Al Midfa as Chairman and co-founder and Yusuf Al Mulla as founder and CEO, with Murad Al Taher as Chief Operations Officer. It also refers to the wider Palladium Group. DPF did not find a listed parent or a stated shareholding breakdown, so it does not describe the ownership structure beyond what the company says about itself.
Palladium projects in Dubai
The projects page of the official site lists six Dubai projects. All dates below are the developer's own stated handover targets, not confirmed completions.
Completed or near completion
Grandala Downtown is listed as an apartment project in Jumeirah Garden City, shown as sold out, with a stated handover of Q2 2026. Today is October 2026, so a unit may now be finished or may be late. DPF could not verify either. Ask for the completion certificate, the handover notice and the owners' association details before treating a Grandala resale as a ready property. Note also that the name says Downtown while the site places it in Jumeirah Garden City, so check the plot location on the title.
Under construction
Four projects are shown as underway. Coralis Grand Residences is in Meydan, and its own page describes a canal-front building of ground plus ten floors with 68 units, including three sky villas, and a Q3 2028 handover. Magnolia Hotel Residences, a serviced-residence project in Dubai Internet City, also shows Q3 2028. Amazonia Al Jaddaf Waterfront shows Q2 2028, and The Regent Yacht Hotel, also in Dubai Internet City, shows Q2 2028. The site gives no unit counts for the last three.
Announced
The Cruise, a five-star hotel project on Dubai Islands, is listed as "coming soon" with a Q4 2028 target. DPF found no registration or permit information for it, so treat it as an announcement.
The company says it has "10+ projects delivered and underway" across the group. DPF could not match that figure to a project-by-project list, so it should not be read as ten Dubai towers.
Where the projects sit in Dubai
They are spread across several districts rather than one master community. Meydan hosts Coralis Grand, Al Jaddaf hosts Amazonia, Jumeirah Garden City hosts Grandala, and Dubai Islands hosts The Cruise. Dubai Internet City, where the two hotel and serviced-residence projects sit, has no DPF page yet. The head office is in Dubai Media City. Hotel-branded and serviced residences carry rules on use, management and fees that differ from ordinary apartments, so read the operating agreement.
Delivery record and Palladium developer reviews
The site states that targets of four to five projects a year are planned through 2029, and that the company has more than 5,000 clients group-wide. These are the developer's own claims. The only project DPF can point to with a stated handover that has already passed or is about to pass is Grandala, and DPF has not verified its completion. There is no independent delivery table in the sources opened, so for Palladium developer reviews and track record the practical test is a site visit, current owner feedback and the escrow release history.
The site also quotes a minimum return figure. DPF does not repeat it, because a developer's headline return is not a registered or audited number. Ask for rental evidence from real, registered Ejari contracts in the same building type.
Buying Palladium resale apartments and spotting distress deals
A Palladium resale is mostly an off-plan resale at this stage, because most projects are not due until 2028. In an off-plan resale the buyer usually reimburses what the seller has paid and takes over the remaining instalments, so a price below original may simply reflect a large balance still to be paid. Compare the total commitment against what the developer would charge for a similar unit today.
Ask the seller for the SPA, the Oqood certificate and a payment statement from the developer. A developer NOC is needed for transfer, and the developer may charge an administration fee. Some developers restrict resale until a percentage of the price has been paid, so check the SPA. For any finished unit, request the title deed, the service-charge clearance and, if there is a mortgage, the bank's liability letter and Form F.
A Palladium distress sale tends to show up as an assignment priced under what the seller has already paid, a seller who is abroad, or an advert that keeps being reduced. None of that is evidence of a good deal by itself. Confirm the permit number, check that the listing agent holds a valid RERA card, and ask a lawyer to search for caveats against the unit.
For projects that are hotels or serviced residences, ask who manages the building, what the service charge basis is and whether you may use the unit privately. Palladium service charges have not been published in any source DPF opened, so ask for the budget in writing.

Frequently asked questions
What is the legal name of Palladium Development?
The official site palladium.ae names Palladium Prime Real Estate Development LLC, licence LLC-1094766, based in Dubai Media City. Use that full name when checking the DLD and Dubai REST records, because other firms use "Palladium" in their names.
Which Palladium projects are in Dubai?
The official projects page lists Grandala Downtown (Jumeirah Garden City), Coralis Grand (Meydan), Magnolia Hotel Residences and The Regent Yacht Hotel (both Dubai Internet City), Amazonia Al Jaddaf Waterfront, and The Cruise hotel on Dubai Islands, shown as coming soon.
When will Palladium projects be handed over?
The developer's site gives target quarters from Q2 2026 (Grandala) to Q4 2028 (The Cruise). These are targets, not confirmed completions. Check escrow progress and the SPA long-stop date before you buy a resale.
How can I tell if a Palladium resale is below original price?
Ask for the SPA, Oqood certificate and the developer's payment statement. Add the amount already paid to the asking price and the unpaid balance, then compare the total with what the developer or recent registered sales show for the same unit type.
Are Palladium hotel residences the same as ordinary apartments?
Not necessarily. Hotel and serviced residences can have operator agreements, usage limits and different service charges. Ask for the management agreement and the ownership structure on the title before committing.
