Developer overview

Purvanchal is an Indian real estate group that has extended into Dubai through a UAE business trading as Purvanchal Real Estate. Its UAE site says the group has more than thirty years in property and dozens of completed developments in India, and describes its journey as running from India to Dubai. It also says Dubai sales follow RERA-registered processes.

The Dubai portfolio is small and entirely ongoing, so every Purvanchal home in the city currently trades as an off-plan contract. Buyers should confirm which UAE entity signs their agreement, since the Indian parent and the Dubai company are separate legal bodies. See other listings on the Dubai city page.

Purvanchal projects in Dubai

Sunbliss Residences, Al Furjan

Sunbliss is listed in Al Furjan as an ongoing building with one to three-bedroom apartments, some with a maid's room. Purvanchal says it is a short walk from the Al Furjan metro station and lists pools for adults and children, steam and sauna, a jacuzzi, a gym and a pet-friendly policy.

Triana Residences, Jumeirah Garden City

Triana is placed in Jumeirah Garden City, which the developer labels as Al Satwa, a short drive from the World Trade Centre and DIFC. It offers studios and one and two-bedroom homes and a multipurpose terrace.

Purvanchal Villa, Jebel Ali Hills

The third listing is a villa project in Jebel Ali Hills, close to Jebel Ali, with seven and eight-bedroom homes. Purvanchal markets it heavily to buyers from India.

DPF does not repeat completion dates found on third-party pages.

Finding distressed and below-market Purvanchal contracts

With no completed Dubai building yet, Purvanchal distress means an off-plan resale. Much of the marketing targets overseas buyers from India, and remote owners are more exposed to currency moves, transfer limits and changing family plans. When a payment plan instalment arrives at an awkward time, a motivated seller may offer to assign below original price.

DPF does not label any Purvanchal contract as below market. For Sunbliss, compare with registered sales in Al Furjan buildings of a similar age; for Triana, with older Al Satwa and Jumeirah Garden City stock; for the villas, with large Jebel Ali Hills plots.

Purvanchal-specific checks

Entity on the contract

Confirm that the developer named on the Oqood and in the DLD project record matches the company you are paying.

Overseas seller logistics

If the seller is in India, check the power of attorney, its attestation and how funds will move.

Marketing language

Official pages use investment language and promote Vastu-compliant layouts. Ignore income claims and review the floor plans themselves.

Villa size and fees

Seven and eight-bedroom villas carry large running costs. Ask for the expected service charge and community fees.

Assignment conditions

Ask Purvanchal what share of the price must be paid before a resale and what administration fee applies.

Due diligence before transfer

Comparing Purvanchal resales locally

Compare Sunbliss with other mid-rise buildings close to Al Furjan's metro stations, Triana with central low-rise blocks near Sheikh Zayed Road, and Purvanchal Villa with large villa plots in Jebel Ali Hills. Factor in the waiting period against buying completed stock nearby.

Reading the three Purvanchal locations

The three Purvanchal projects sit in very different parts of the city, so each needs its own price logic. Al Furjan is a settled community with metro access, a retail boulevard and villa clusters, popular with tenants who work in Jebel Ali, Dubai Marina and Expo City. Mid-rise apartment buildings there usually let steadily, and the main competition comes from completed blocks within walking distance of the stations.

Jumeirah Garden City is a redevelopment zone beside Al Satwa and Al Wasl, close to the World Trade Centre, Za'abeel and the financial district. Much of the area is still under construction, and buyers should expect several years of nearby building activity, with roads and services improving in stages. That can affect the early tenant experience and the speed of a resale.

Jebel Ali Hills is a villa community near the Jebel Ali Free Zone and the Expo corridor. Very large villas there attract a narrow pool of end users, so resale timelines can be longer, and a motivated seller may have to accept a wider gap between asking and achieved price than in apartment markets.
