Reef Luxury Development: Projects, Resale and Distress Checks in Dubai
Reef Luxury Development was established in 2024 and lists five Dubai projects. DPF sets out what is verified, the stated targets and the resale checks.

Reef Luxury Development: verified company identity
The developer's own website, reefdevelopments.ae, gives the legal name as REEF LUXURY DEVELOPMENT L.L.C and says it was established in 2024. Portals and press use several versions: Reef Luxury Developments, Reef Developments, or just REEF. They all point to the same company. DPF found no other developer in Dubai trading under a similar name that it could confuse this one with, and no separate DPF developer page for it.
That makes it one of the newer names in the market. A young developer is not a problem in itself, but it changes what you can check. There is no long handover history to read, so the proof sits in each project's paperwork.
Official website and what the developer says about itself
The site describes the company's aim as pioneering a new way of living through innovative homes. Its signature feature is what it calls a globally patented, outdoor-cooled sunken balcony, designed so a balcony can be used through the Dubai summer. DPF has not searched patent registers, so the patent claim is the developer's own statement, repeated here with attribution. For a resale buyer the practical question is simpler: does the balcony system work in the actual unit, who maintains it, and does it add to the service charge?
Anyone searching for "Reef Luxury Development developer reviews" will find mostly promotional material and portal profiles. DPF did not find an independent audit of delivered buildings, which is what you would expect from a company of this age.
Reef Luxury Development projects in Dubai
According to the developer's site, five projects have been launched, with a sixth in the pipeline. All five are in Dubai. The site does not state activity in any other emirate or country, and DPF has not seen any.
Under construction or announced
The site lists these projects with target completion quarters. Treat them as the developer's own targets, not confirmed handover dates.
- REEF 1000, Dubai Land Residence Complex, target Q4 2026.
- REEF 999, Al Furjan, target Q2 2027.
- REEF 998, Dubai Land Residence Complex, target Q2 2028.
- REEF 997, Dubai Islands, target Q1 2028.
- REEF 996, Dubai Production City, target Q3 2028.
No Reef Luxury Development project is shown as completed. REEF 1000 is the first to approach its stated date, so it will be the first real test of the company's delivery. If you are looking at a REEF 1000 unit after the date has passed, ask whether handover notices have been issued and whether a completion certificate exists.
Where the projects sit in Dubai
Two projects are in the Dubailand Residence Complex area, one is in Al Furjan, one on Dubai Islands and one in Dubai Production City. These are five quite different submarkets, so a "Reef" resale unit cannot be priced from a single average. Compare each unit with sales in its own neighbourhood and, ideally, its own building.
Dubai Islands is a newer waterfront district, and a resale there is likely to be an assignment of an off-plan contract for a good while. Whether any given plot or project is open to foreign buyers is a question for the Dubai Land Department; DPF does not assume it from the area name.
Announced ambitions versus the current list
This is worth understanding before you value any Reef Luxury Development resale. A press release carried by publsh.ae, dated 3 October 2024 at the company's launch, spoke of 30 projects and 5,000 units by December 2025. The developer's current site lists five launched projects and says more than 1,000 residential units are planned across the portfolio. Bayut's developer profile from September 2025 gives yet another set of project and unit figures. None of this proves anything about quality. It does mean unit counts in sales material have moved, so rely on the registered project and the unit's own contract, not on a marketing total.
Reef Luxury Development resale apartments and off-plan resale
With nothing yet handed over, almost every resale is an off-plan resale. You are buying the seller's contract rights. Start with the Oqood registration, the sales and purchase agreement and the schedule of instalments, then ask for proof that each payment cleared. The developer's no-objection certificate and its fee are decided by the developer; ask for the terms in writing. "Reef payment plan resale" is a concept to check, not a promise: confirm that the remaining instalments transfer to you on the same dates.
Check the project's escrow account in the Dubai REST system and compare construction progress with the payments due. If the seller has fallen behind on instalments, find out whether any notice has been served.
Finding a Reef distress sale or below-original-price unit
Below-original-price in an off-plan project is easy to misread. A seller who asks for exactly what they have paid so far is not selling cheap; a seller who asks for less than they have paid really is. Get the original price from the contract, add any extras, and ask what the developer will charge to transfer. Then compare with recent registered sales in the same project.
The balcony feature adds one more check on later units: ask who is responsible for the cooling equipment after handover, and whether the cost sits in the service charges. DPF could not find a published "Reef service charges" figure, so ask the developer or the management company for the budget.

Frequently asked questions
Who is Reef Luxury Development?
The developer's site gives the legal name as REEF LUXURY DEVELOPMENT L.L.C and says it was established in 2024. It is a Dubai developer known for an outdoor-cooled sunken balcony, which it describes as patented. DPF found no parent group stated.
Which Reef projects are in Dubai?
The site lists REEF 1000 and REEF 998 in Dubai Land Residence Complex, REEF 999 in Al Furjan, REEF 997 on Dubai Islands and REEF 996 in Dubai Production City. All dates shown are the developer's targets, not confirmed handovers.
Has Reef Luxury Development completed any project?
The developer's site does not show any project as completed. REEF 1000 has the earliest stated target, Q4 2026. Before buying near that date, ask for handover notices and check the DLD and escrow records.
How do I check a Reef off-plan resale?
Ask the seller for the Oqood record, sales agreement and proof of each payment. Get the developer's NOC terms in writing and check the escrow account and construction progress. Confirm any remaining instalments transfer on the same dates.
Is a below-original-price Reef unit a real discount?
Only if the asking price is lower than what the seller has already paid, plus transfer costs. Compare it with the contract price and with registered sales in the same project, and check for overdue instalments or default notices.
