Rijas Aces Development
Offered a Dusit Princess Rijas or Aces Chateau apartment by a motivated seller, or a Rijas Suites contract? This guide explains who Rijas is, which Dubai buildings its group site lists, and how to judge a distress sale, an off-plan resale or a price below market before you commit.

Developer overview
Rijas Aces Development is the Dubai property arm of the Rijas Group, which its official site traces back to a trading business founded in 1966 by Mian Waseem Shahzad. The group says it now spans textiles, retail, agriculture, air logistics, distribution and real estate, and it builds in both Dubai and Lahore, where its Eiffel Heights and numbered Rijas towers stand in Bahria Town. Its Dubai contact address is in the Swissotel Al Murooj complex near DIFC.
This DPF page covers only the Dubai portfolio. Buyers should keep the Pakistani and Emirati businesses separate when checking contracts, because they are different legal entities. Other listings appear on the Dubai city page.
Rijas projects listed in Dubai
Aces Chateau, Jumeirah Village Circle
Aces Chateau is the group's established Dubai building in Jumeirah Village Circle, with a Renaissance-style facade that sets it apart from the plainer mid-rise blocks around it.
Dusit Princess Rijas, JVC
Dusit Princess Rijas is a hotel-branded residential tower in JVC operated with Thailand's Dusit hospitality group. Owners of branded residences usually deal with an operator as well as a building manager, which shapes running costs and rules.
Rijas Suites I to IV and Palm Jumeirah Villas
The Dubai project list also names four Rijas Suites phases and five Palm Jumeirah Villas entries. Market listings place newer Rijas apartment launches in Majan in Dubailand; confirm each phase's plot and community on the Oqood. DPF does not repeat launch figures or delivery quarters.
Finding distressed and below-market Rijas homes
Rijas has both finished and off-plan stock, so distress takes two forms. At Aces Chateau and Dusit Princess Rijas, a motivated seller is often an investor who expected hotel-style letting to cover costs and now wants out, or an owner abroad who no longer wants to manage a Dubai flat. In JVC, with its deep supply, such owners sometimes cut below market to sell quickly.
For Rijas Suites contracts, distress usually means an off-plan resale. A buyer who cannot meet a later payment plan instalment may assign below original price. DPF does not certify any figure as under value; compare with DLD-registered transfers in the same building and with the developer's live prices.
Rijas-specific checks
Branded operation
At Dusit Princess Rijas, ask for the operator agreement, any rental pool terms and the fees that come with the brand.
Numbered phases
Rijas Suites I to IV are separate projects. Match the phase and plot on every document.
Group structure
Ask which UAE company signs the sale agreement and confirm it in the DLD project record.
Older facade upkeep
Decorative facades at Aces Chateau need maintenance. Check the reserve fund and recent repair works.
Villa entries
The Palm Jumeirah Villas listings carry little detail. Request title deeds and approvals before discussing any villa.
Due diligence before transfer
- Match unit and owner on the title deed or, for off-plan phases, the Oqood.
- Ask the seller to obtain the Rijas NOC showing no outstanding dues.
- Request the service charge statement and any hotel operator charges.
- For an off-plan resale, get the full instalment history.
- Review escrow and construction progress for Rijas Suites phases on the DLD register.
- Complete the deal at a registered trustee office.
Questions to ask a Rijas seller
Ask how the unit has been used. A Dusit Princess apartment placed in a hotel-style programme may come with a management contract you must honour or end, and its letting record can reveal true demand. An Aces Chateau owner should be able to show service charge invoices, recent maintenance notices and the tenancy history.
For a Rijas Suites assignment, ask for the reservation form, every receipt and written confirmation from the developer of the balance and any transfer fee. Find out whether the seller bought through an overseas sales event, since the terms offered there may differ from current releases.
Reading JVC and Majan
JVC is mature and crowded, with schools, parks and a large tenant pool, but also many competing listings. Hotel-branded buildings there compete on service rather than size, so compare running costs carefully. Majan, between Al Ain Road and the E311, is newer and still filling with mid-rise apartment blocks; heavy completions can soften rents for a while, which is often when off-plan owners there feel most pressure to sell.
Timing also matters with Rijas stock. Hotel-branded units can see demand swing with tourism seasons, so an owner who struggled through a quiet summer may be more willing to negotiate in early autumn. Ask for twelve months of occupancy data rather than a single good month, and judge the price against the full year.
