Royal Development Holding in the UAE
Royal Development Holding launched in 2025 under Emirates Stallions Group. DPF could verify Abu Dhabi projects on Al Reem Island but no project inside Dubai.

Royal Development Holding: verified identity
Royal Development Holding is a boutique developer launched in 2025 by Emirates Stallions Group, itself a subsidiary of International Holding Company, according to the group's press release published on Zawya. Aletihad dates the launch to 3 June 2025. The holding unifies Royal Development Company, which the release says has managed more than 60 projects in over 15 countries in 15 years, and Royal Architect Project Management. The release describes it as Abu Dhabi-based and does not mention Dubai. Khaleej Times names Tariq Nazzal as General Manager.
Projects DPF could verify
Both verified projects are in Abu Dhabi, not Dubai. Khaleej Times reported on 11 June 2025 that Royal Development Holding and SAAS Properties would develop a AED 1.6 billion branded-residence project on Al Reem Island with Marriott's Autograph Collection. Zawya reported on 8 December 2025 a USD 327 million Radisson Residences project on Reem Island, and Construction Business News Middle East describes a second phase of 437 furnished residences worth AED 1.45 billion. Neither source DPF opened gives a handover date.
The older Royal Development Company site, rdcuae.com, lists names such as Villa Estancia, Las Marias, Reem Hills, Jabal Hafeet Villas, The Desert and Seychelles without emirate tags, so DPF cannot place any of them in Dubai.
Dubai angle and what to check
DPF found no Royal Development Holding project inside Dubai. Property portals list the Royal Development Company name in Dubai developer indexes, but portals may only confirm that a name exists, so DPF has not treated that as evidence of a Dubai portfolio. If a broker offers you a Royal Development unit in Dubai, ask for the plot, the RERA/Trakheesi permit, the registered developer entity and the Oqood record. For Abu Dhabi units such as those on Al Reem Island, the checks sit with Abu Dhabi's land registry authorities rather than the Dubai Land Department. See the Dubai hub for projects inside the emirate.
UAE scope and project attribution
Royal Development Holding is a UAE developer and investment platform, but the evidence reviewed for this profile is centred on Abu Dhabi and other UAE activity rather than a verified Dubai portfolio. The page should therefore be read as a UAE company profile. A Dubai listing using the name must be checked against its contract and the Dubai Land Department record before DPF attributes it to the company.
The group's own material and the Emirates Stallions Group announcement describe development, project management and investment activity. Individual schemes can involve landowners, hospitality brands, contractors or affiliated companies, so the group name in publicity may not be the same legal entity named in a buyer's agreement.
Buyer checks before relying on the brand
Copy the developer's full legal name and licence details from the sale contract. Match the project name, plot, payment recipient and escrow or registration record with the appropriate emirate's authority. For a branded residence, also confirm which party owns the brand, which party operates the property after completion and whether the management agreement can change.
Resale and distress-sale due diligence
For a resale, request the original contract, registration certificate, statement of account and written transfer approval. For a completed unit, add the title deed, mortgage liability letter, service-charge clearance and tenancy documents. A below-original-price claim must compare the same unit type and payment stage. DPF does not infer a Dubai track record from a UAE group profile and does not quote unverified launch prices or returns.
