Sunrise Capital
Offered a Legend or Legacy apartment in Arjan by a motivated seller, or a Bellavion contract? This guide explains who Sunrise Capital is, what its official pages say about each Dubai project, and how to judge a distress sale, an off-plan resale or a price below market.

Developer overview
Sunrise Capital, which uses the web address Sunrise Developers, is a Dubai company with a head office in Citadel Tower, Business Bay, and a sales centre inside its own Legacy building in Arjan. Its portfolio is small and specific: two completed mid-rise apartment buildings, one completed private villa and one newer residential launch.
The firm calls itself a boutique developer, and its official copy is heavy on marketing language. DPF relies only on the factual statements on its project pages. Other listings appear on the Dubai city page.
Sunrise Capital projects in Dubai
Legend by Sunrise Capital, Arjan
Legend was the company's first project: a six-storey building with 112 apartments in Arjan, which the official site places in Al Barsha South. Sunrise says it was completed in 2021 and handed over ahead of schedule.
Legacy by Sunrise Capital, Arjan
Legacy is a second six-storey Arjan building, completed in 2024 with 132 homes. It also houses the developer's sales centre, which gives owners an easy point of contact.
4/Solis, Pearl Jumeirah
4/Solis is a single five-bedroom villa on Pearl Jumeirah, completed in 2024, with granite exteriors and marble interiors. It is a one-off asset rather than a community.
Bellavion by Sunrise Capital
Bellavion is the newest project, listed in Wasl Gate near Jebel Ali. DPF does not repeat delivery targets; take those from the Oqood and the DLD record.
Finding distressed and below-market Sunrise Capital homes
Because Legend and Legacy are finished, most Sunrise distress shows up as ordinary resales. Arjan is popular with investors, and a motivated seller there is often a landlord with a vacant unit, an owner who bought with a mortgage that has become expensive, or someone relocating. In a district with many similar buildings, such owners may list below market to sell quickly.
Bellavion is where an off-plan resale is more likely. An early buyer who no longer wants to carry the payment plan may assign below original price. DPF does not certify any figure as under value. Compare with DLD-registered transfers in the same building and in similar six-storey Arjan blocks.
Sunrise Capital-specific checks
Two similar buildings
Legend and Legacy share a height and a district. Confirm the exact building, unit and plot on the title deed.
Early delivery claim
Sunrise says Legend was delivered early. Ask owners how the building has performed since, including cooling and lift maintenance.
Single-villa resale
4/Solis has no direct comparables in its own community. Use registered sales of similar villas nearby.
Sales centre on site
Having the developer inside Legacy can help with NOC requests, but also means the developer may still be selling or leasing units that compete with yours.
Bellavion location
Wasl Gate is a newer district beside Sheikh Zayed Road near Jebel Ali. Check access, metro distance and nearby services.
Due diligence before transfer
- Check owner and unit on the title deed, or the Oqood for Bellavion.
- Ask the seller to secure the Sunrise Capital NOC showing no outstanding dues.
- Request the service charge statement and owners association budget.
- For an off-plan contract, get the payment schedule and instalment history.
- Look up escrow and build progress on the DLD register for Bellavion.
- Transfer at a registered trustee office.
Questions to ask a Sunrise Capital seller
Start with why the owner is selling and how long the unit has been listed. A landlord who has held a Legend apartment since handover may have a long letting record to share, including vacancy periods and maintenance requests, which tells you more about the building than any brochure. Ask whether the unit is currently let and on what terms, because a sitting tenant can delay vacant possession for months.
For Bellavion, request the original sale agreement, receipts for every instalment and written confirmation of any assignment fee. If the seller wants a premium over what they have paid, ask them to justify it with registered transfers rather than portal asking figures. Finally, find out whether Sunrise is still releasing its own inventory in the same building, since a developer offering fresh units on easier terms can undercut private resellers.
Reading the Arjan market
Arjan, part of the wider Dubailand belt off Umm Suqeim Road, sits close to Miracle Garden, Dubai Hills and Al Barsha South. It has grown quickly from empty plots into a dense cluster of mid-rise apartment buildings, which keeps choice high and puts steady pressure on asking prices. Buyers here should look closely at the immediate street: buildings facing open plots may soon face construction, and noise from new towers can affect lettings for a period.
The age of a building also matters more than in older districts. A unit in a well-run 2021 block can compare favourably with brand-new stock if service levels and fees are reasonable, so ask Legend and Legacy owners how management has handled repairs and complaints.
