Tomorrow World
Offered a Tomorrow 166 contract on Dubai Islands by a motivated seller? This guide explains who Tomorrow World is, what its official pages list in Dubai, and how to judge an off-plan resale, a distress sale or a price below market before money changes hands on an assignment.

Developer overview
Tomorrow World Properties is a boutique Dubai developer and a subsidiary of Tomorrow World Group, which describes itself as a Dubai-based conglomerate with a twenty-year investment history. The group's company profile says the property arm was set up in 2022. Its website is published in English and Simplified Chinese and summarises the brand with the line Creating Today's Life with Tomorrow.
The land portfolio covers Dubai Islands and International City. Only one project is residential; the others are commercial towers. Other listings appear on the Dubai city page.
Tomorrow World projects
Tomorrow 166, Dubai Islands
Tomorrow 166 is the residential launch: a waterfront building with one to three-bedroom homes of roughly 861 to 2,432 square feet. The developer's profile describes a ground, podium and seven-floor mixed-use design with 50 apartments and four retail units. Highlights listed include balconies designed for light and sea breeze, terraces with park and marina views, an infinity pool, a children's aqua play zone, a gym and a residents' lounge.
Tomorrow Commercial Towers 1 and 2, International City
Two office and retail towers in International City and International City Phase 2. They are outside the scope of a residential distress guide but show the developer's wider pipeline.

Finding distressed and below-market Tomorrow 166 contracts
Tomorrow 166 is off-plan, so distress means an off-plan resale. With only 50 apartments, the building attracts a mix of end users and investors, including buyers reached through Chinese-language marketing. If an investor's plans change, or the main handover payment looks heavy, they may become a motivated seller and assign below original price.
DPF does not certify any figure as under value. Compare with DLD-registered resales in Tomorrow 166 and with other boutique waterfront buildings on Dubai Islands.
Tomorrow World-specific checks
Back-loaded payments
The payment structure places much of the price at handover. Make sure you can fund or finance that amount.
Small building
Fixed costs fall on 50 homes. Ask for the projected service charge budget.
Retail units
Four shops on the ground floor bring convenience but also deliveries and noise. Ask what uses are allowed.
Commercial focus
Most of the developer's pipeline is commercial. Ask about its residential delivery experience and contractor.
Island infrastructure
Check the readiness of roads, retail and beaches around the plot.
Bilingual paperwork
Sales material is published in English and Chinese. Make sure the binding agreement is in English or Arabic and that every figure matches the brochure you received.
Due diligence before transfer
- Match unit, seller and developer on the Oqood.
- Obtain Tomorrow World's NOC confirming no outstanding instalments.
- Request the payment plan statement, including the handover amount.
- Check escrow and construction progress on the DLD project record.
- Verify any power of attorney used by an overseas seller.
- Register the assignment with a trustee office; the title deed follows completion.
Questions to ask a Tomorrow 166 seller
Ask what the seller has paid and what remains, especially the sum due at handover. A seller who cannot meet that payment has a clear reason to negotiate. Request the reservation form, sale agreement and receipts, and ask the developer to confirm the balance and assignment fee in writing. Find out whether Tomorrow World is still selling the same layout directly and on what terms.
Reading Dubai Islands for boutique buyers
Dubai Islands, the former Deira Islands, is a reclaimed waterfront district with beaches, hotels and marinas opening in stages. Many boutique buildings are launching at once, so competition among sellers will be strong around completion. Buyers should study the master plan, the timing of bridges and services and how many units will hand over nearby in the same quarter.
A small building with a marina outlook can stand out, but only if the view is protected. Ask which neighbouring plots are allocated and what height they may reach.
Pricing evidence will be thin until Tomorrow 166 completes, so build your view from several sources. Compare the seller's figure with the developer's current price for the same layout, with registered transfers of similar boutique waterfront buildings, and with completed one to three-bedroom homes in nearby Deira and Al Mamzar, which are ready to occupy. A contract that looks below market may still be poor value if the remaining payment is large and finance is hard to arrange for an incomplete building. Ask a mortgage adviser early whether lenders will finance the handover payment for this project. Those checks often decide whether an assignment really helps the buyer or simply passes the seller's problem on.
