YIGO Developments
Offered a YIGO 26 contract in International City by a motivated seller? This guide explains who YIGO is, how its Dubai project is registered, and how to judge an off-plan resale, a distress sale or a price below market before you pay anything towards an assignment.

Developer overview
YIGO Group says it was born in Hong Kong and now develops in Hong Kong, Riyadh, Dubai and Ireland. Its website, published in English and Chinese, shows projects such as hotels, villas and business centres in China and Ireland alongside its Dubai building. The Dubai project is YIGO 26 in International City.
A copy of the DLD project register lists YIGO 26 under Yangtze International Real Estate Developer L.L.C, not under the YIGO brand. Buyers should confirm that the company named on their Oqood is the one registered with DLD. Other listings appear on the Dubai city page.
YIGO 26, International City
YIGO 26 is a residential building with studios and one and two-bedroom apartments. Company updates say the foundation stage is complete and construction is progressing. The group's site highlights a resort-style pool, a gym, landscaped gardens, children's play areas and social lounges among its typical amenities.
YIGO Luxe also appears among featured projects, but its location is not stated clearly on the official page. DPF treats it as unconfirmed for Dubai.
DPF does not repeat completion dates or launch prices.
Finding distressed and below-market YIGO contracts
YIGO 26 is off-plan, so distress means an off-plan resale. International City attracts investors seeking small, low-entry units, and many buy with a modest deposit. When the larger construction instalments arrive, some become motivated sellers ready to assign below original price.
Overseas buyers, including those reached through Chinese-language marketing, may also need to exit if currency rules or personal plans change. DPF does not certify any figure as under value. Compare with DLD-registered resales in YIGO 26 and with completed studios in nearby International City clusters, which are plentiful.
YIGO-specific checks
Brand versus entity
The brand is YIGO, the registered developer is Yangtze International Real Estate Developer. Confirm the name on the Oqood and in the DLD record.
International portfolio
Most YIGO projects are abroad. Ask what Dubai delivery record the local company has and who the main contractor is.
Small-unit competition
International City has a large stock of older studios. A new studio must justify its price over cheaper completed units.
Amenity claims
Group amenity lists may not all apply to YIGO 26. Confirm the exact facilities in the sale agreement.
Overseas sellers
Verify any power of attorney and how funds will be transferred.
Handover timing
Ask how YIGO 26's completion lines up with other new buildings nearby; a crowded handover season can lengthen letting periods for every new owner.
Due diligence before transfer
- Match unit, seller and developer name on the Oqood.
- Obtain the developer's NOC confirming no outstanding instalments.
- Request the payment plan statement.
- Check escrow and construction progress on the DLD project record.
- Ask for the projected service charge budget.
- Register the assignment at a trustee office; the title deed is issued after completion.
Questions to ask a YIGO seller
Ask where and when the seller bought, and what they have paid. If they bought through an overseas event, request any side agreements. Ask the developer to confirm in writing the balance due and the assignment fee. Find out whether the developer still has units for sale in YIGO 26 and on what plan, since fresh developer stock can undercut private assignments.
Reading International City
International City sits off Al Awir Road near Dragon Mart, Warsan and Silicon Oasis, with low-rise residential clusters themed by country and a large tenant base of workers and small families. It has some of the lowest entry points in the city, which keeps demand steady but also limits how much buyers will pay for new stock. Newer phases and surrounding districts are adding fresh buildings quickly.
When judging a YIGO 26 assignment, compare it with completed studios in older clusters and with other new launches nearby. Check bus access, parking and the walk to supermarkets, since tenants here are highly price-sensitive and practical details decide how fast a unit lets.
Value in International City is judged mainly on running costs and practicality. A new studio can command a premium over older stock, but only if the service charge stays reasonable and the building is well managed. Ask the developer for the projected budget and compare it with older clusters, where fees are often lower. If a contract looks below market, check whether the seller is reacting to genuine pressure or to the area's general price level. Also consider how the building's completion will coincide with other new projects nearby; a busy handover season can lengthen letting periods and add to resale competition, which affects how much you should be willing to pay today.
