Finding distressed and below-market units in Dubai Industrial City

Dubai Industrial City distress deals on DPF are off-plan studios, offered below original price or at the original price with no profit to the seller. A motivated seller here is typically an individual investor who bought at launch and wants to exit before handover. Each sale is an off-plan resale: Samana consents to the assignment and the Oqood is re-registered. Below market claims need comparable DLD transfers for the same project and tower, since Hills South and Hills South 3 launched at different times.

DPF shows the seller's chosen label and does not value property, so a studio described as a distress sale still needs checking. Samana publishes long instalment plans that continue after booking in monthly steps, so the amount already paid can vary widely between two identical studios.

Buying checks before you pay

Before paying for a studio in Dubai Industrial City:

• Project name: confirm on the Oqood whether the unit is in Samana Hills South, Hills South 2 or Hills South 3.
• Payment plan: ask Samana for a ledger of cleared and remaining monthly instalments.
• Outstanding balance: agree who takes over unpaid instalments and any post-dated cheques.
• Developer NOC: Samana issues the NOC required before the DLD will process the assignment.
• DLD fees: decide how transfer and trustee costs are shared.
• Service charges: request the projected budget; resort-style amenities affect running costs.

If a seller says the unit is fully paid, ask Samana to confirm it in writing. Check the expected handover quarter directly with the developer rather than relying on a card.
